    The first picture makes it look like it's on a corner - it'd be a better photo if the garage and driveway were showing.

    It's not obvious at all that there's a garage unless you actually read it.

    Of course people will prefer the new build with all the incentives, ability to pick options and HTB and what not over s/h for the same price.
    The other side of the coin is the second hand house is available when you want it (when the chain is complete) without you having to inconveniently wait (and find other accommodation) while the builder gets around to finishing it.

    This S/H one should have had all the snagging put right, the garden will be established, and carpets and other upgrades are in place.

    If I could afford to choose either, I would choose the S/H one. But chances are the help to buy and other bribes swing it financially in favour of the new one.

    Looking at the development there are similar houses cheaper than £365k

    Exact same layout, seems like semi rather than detached, but In whole honesty yours is detached on name only (no windows on 2 sides) for £340k

    And that doesn't include incentives and the ability to use HTB

    I don't see how you expect to sell yours for more than a new build that looks identical.

    We paid more for a second hand(18m) show house(phase 1) over the bare new build on the same development(phase 2.

    what made it worth more was the bigger garden, not over looked back or front not next to the rail line or backing onto a new development(once they knocked down the factory), roads finished, green spaces maturing.


    No HTB then to help make the builders properties look a lot cheaper on paper per month.

    it's going to be a very hard sell against the new, new builds.

    Depending where they are a lot of new new builds are a hard sell I believe.

    I would hapilly pay £20K more for the same house but detached, even detached by just a few feet. Until you have lived in a detached, you simply cannot appreciate the lack of noise from your neighbours, or things like you can crank up your music without fear of annoying them either.

    There is simply no way you can equate a semi detached as being equal to a detached.

    It all depends on the insulation and sound proofing. I have lived in 3 different new build flats in the last 5-6 years. I couldn't hear a squeak from my neighbours trough the walls or the floor/ceiling. And it wasn't because they where all silent, since you could hear plenty of noise in the hall coming from their front door or from windows when outside. It was because they had a proper sound proofing.

    So if it was old building I would worry about sound, but most new builds are smart enough to spend the couple of £100s on sound proofing.

    Presentation and photos are fine.

    Not sure about the lack of door in the master bedroom.

    Pity about the artificial lawn but each to their own.

    This is lazy writing, give them sight of the documents and make clear it's freehold!

    So I guess that leaves price and the competition of a shiny new build compared to your almost new second hand.

    Not to forget the government's HTB incentive on the new build. The OP was able to buy with just a 5% deposit, using HTB. Without HTB, the buyers of the secondhand property will either need a 25% deposit (which cuts down the number of potential buyers really drastically) or they will be paying significantly more interest than the OP.
    No reliance should be placed on the above! Absolutely none, do you hear?
