No viewings on house?

Hi - looking for some advise and perhaps a reality check.

House has been on the market for just coming up to a month and have had 1 viewing. We have dropped the price already as felt it was too ambitious, and are waiting to see if that helps

Challenge is that it’s a new build bought 1 year ago, and while no more of this particular house type are being built the development is still underway with loads of similar houses (new) for sale.

The house has had built in wardrobes put in, carpet and flooring throughout as well as garden done since purchase. When we bought the house we didn’t consider these things, but looking back these things are all additional costs you don’t consider on a brand new house. Have been told by EA it’s in ‘show home’ condition.

Bought for 358k last May, now on at 365k.

Am I just being impatient or do I need to adjust expectations re price?

    How much are the new houses that are the closest to your type of house?

    Did the builder allow you to specify all sorts of things about the new house? Type of kitchen and bathroom etc? You cant do that for a s/h house.
    Maybe there are incentives offered by the builder? Stamp duty, legal fees?


    Most likely its just down to money.

    Outlaying considerable sums of money if you intend moving in a short time frame is rarely worthwhile. Irrespective of whether the property is brand new or decades old.

    Yeah they do offer incentives, which we benefited from at the time. House prices vary - we are around the middle price for similar house types of new builds.
    Then this your answer, unless you offer the best price, how do you expect to have viewings?

    Of course people will prefer the new build with all the incentives, ability to pick options and HTB and what not over s/h for the same price.

    Are you brave enough to post a link to the property?

    Suggestions are all very well but to physically see what they are commenting on usually gives better results and is more focused.


    Its very possible that it is a supply and demand type scenario where the supply far out strips the demand.

    Its also a difficult situation that you face being in limbo with the house and not able to move forward especially if you are having to occupy it with an ex.
    Amicable splits are possibly the best to have however how long can you really remain amicable when clearly the future you both see is not together.

    One of you isn't able to buy the other out,so its either both stay in the house until price allows you to sell or until one of you forms another relationship and hopefully new partner is in a position to buy into and invest in a property lived in with the ex of a current partner...too sticky a situation!!!

    In some ways I agree with the poster who suggests taking the hit,but you might strike lucky.

    You realise that there is a huge new build premium on new property?
    e.g.

    So you are competing against developers who can give - effectively - a government funded discount on a new build and you can only offer a real world discount.

    Either take a large hit or stay put to even out the discount. Buying new and attempting to sell in six months...well I wouldn't recommend it.

    Also, its more expensive than anything else sold nearby.
  • It is beautifully decorated throughout - very modern and liveable, and very much to my own personal taste. I'd also suggest it's neutral enough that anyone could make it what they wanted it to be without too much effort.

    There's no obvious craziness in the layout. The kitchen's a bit small but looks lovely.

    The back garden is a bit bare ("professionally landscaped" implies something a bit more involved than what is visible on the photographs), but very tidy and clean. You have off-road parking and a garage.

    Which must mean that the problem is price. If you follow the rightmove link, and do the "properties sold nearby" your house is more expensive than anything else on the list - detached or not. Frustratingly, none of the listed properties are clicky links, so people can't investigate to see why that might be so.
