I haven't had a very close look, but my immediate reaction was that those blurry pictures are terrible on the eye. It makes me feel faintly nauseous and want to click away. It certainly doesn't make me want to linger over what could be a nice property. Generally speaking we are used to great camera phones which produce decent photos, even in the hands of an amateur like me. What were they thinking?

The perceived wisdom on here is that new builds lose value as soon as you buy them, and if you add Brexit and U.S pushing for rate rises I think you are being pretty ambitious with your pricing in this case.

Depends on the area. I just sold my house for £305,000. £95,000 more than I paid in 2013. Totally insane.

Regarding broadband, BT have confirmed that fibre will be available by October.
I'm sure they neglected to mention which year :)

On the main topic, it was mostly mentioned by others already but just to reiterate
    - The fish-eye lenses photos coupled with the lack of room sizes makes me think the rooms are tiny.
    - The garden is bare, personally I like it, but from what I read here most people don't and the gaped fence is a bit odd to say the least.
    - Wallpapers in the bedrooms and bi-coloured living room are putting some people off, it's easily fixable and cheap, but some people are ready to dismiss a property over simple things like that. Agree wit the EA that you should leave any re-decoration to the new owner.
    - The hot water panel on the roof might put some people off

All in all not much you can do about it other than wait

Ok thank you to all who have replied, definitely some ideas to think about.

Will speak to EA about photos and getting measurements on advert.

If I have a spare day next week, I may return the kitchen/diner walls to white.

Not much I can do about the garden now, but I will say it has been ideal for young kids, so hoping that appeals to others.

    Thanks all.

    PS: I have removed the link in my earlier post now. Thanks all !!!55357;!!!56842;

Just to be contrary I would say don't waste your time repainting. Some people will hate the yellow, some people will love it, many will be ambivalent toward it. I doubt anyone would decide not to view the house because of it. Spend a day painting it white and some people will hate the white, some people will love it, many will be ambivalent toward it, some may wonder "why has the kitchen been freshly painted, what are they trying to cover up?"

Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.

Garden is the main selling point of the house if I'm honest, it's south facing, a much bigger size than surrounding plots in the street, and fully enclosed so safe for kids etc.

But does it say that in the listing? Buyers aren't psychic.

And I quite like the kitchen walls, and I think all white would be too bland.
A kind word lasts a minute, a skelped erse is sair for a day.

Its ok, someone else has left a link for those of us late to the party to have a nose :D Nice house but agree the fence is awful. Otherwise without knowing the area it seems a bargain
An answer isn't spam just because you don't like it......
  • You’re using a Heaton estate agent for a North Tyneside property. Which school catchment are you in. If you’re holystone that’s worth noting.

I think your main issue is where you’re selling is new build central, you have to be at the right price. You’re competing against help to buy and shiny new houses. What’s your advantage?

I think there may be a bit of resistance to that location. The houses are surrounded by a railway line, main road, electricity substation or some sort of electricity station and an industrial estate.
