Selling our house - why aren't people viewing?

    Yes, photos are blurry, apparently this is intentional? I don!!!8217;t like it myself.

    Garden is the main selling point of the house if I!!!8217;m honest, it!!!8217;s south facing, a much bigger size than surrounding plots in the street, and fully enclosed so safe for kids etc.

    Regarding broadband, BT have confirmed that fibre will be available by October. I will not lie, 4 years here without fibre would have been hell, but for a £30/mth 100GB 4G plan (notice the antenna on the roof?) which gives 70+mb/sec

    Yes the house is on RM too.

    The other house in the street is, indeed, identical. Although the garden is much smaller and is north facing. I think £5 more for a bigger, south facing garden is well worth it - no?

    I am afraid with three viewings only, its almost certainly the price. There is nothing wrong with the presentation of the house although I'd probably remove the pictures from the fridge.

    I don't know the area, its a detached rather than semi house, but still seems a little expensive for the area. This is only a cursery judgment though, you are the better judge of this.

    I hope it!!!8217;s not the price. Being a new estate 4 years ago, there have been very few similar sales. Four separate estate agents valued the property at £240k, if that helps.

    Mind you, having said that, presumably you noticed them doing it to other properties on their list before instructing them? Did you ask about it then?

    Personally I dislike Zoopla presentation of properties, and much prefer RM

    Micro criticising the photos for the sake of it (I doubt these comments are what is stopping viewers)
    - well presented rooms, clean, tidy
    - "good" use of wide angle to make rooms look big without too much distortion
    - unnecessary duplicates
    - and the one think that really struck me in among all the duplicates, only one pic of the frontage so no pic of the driveway yet it is described as a "double" drive. Yes I know I can look on Streetview, but the purpose of the pics is to grab attention of viewers not make then go searching elsewhere.

    4 bed, so family house so 2 car family? so double driveway (tick) single garage (shame) so whose garage is visible in the frontage pic?

    You are not going to spend money on the fencing now, but I would positively hate it and cannot believe anyone accepts that. Such a penny pinching developer to save a bit on fencing that way!

    how about this as an alternative take on it...
    yours is actually at the bottom end of the 4 bed market for a property which still has a garage that has not yet been converted. Those that are cheaper than you have done so by "losing" their garage
    Could it be therefore that people are actually viewing the stuff that is 10k more expensive than you because it offers better value?
    You are asking for offers over, so if I'm going to be "forced" to pay 245k+ why not look at stuff on at 260 ish

  • Three weeks is nothing. Patience. And get the photos taken in focus, and have fewer of them. But mainly everyone's on holiday right now.

    Note: if I read "double drive", I want to park two cars side-by-side. If it's the house I'm looking at on Google Maps, it's a single drive that's long enough to fit two cars on it. It is also very close (i.e. about 100 metres to each) to a railway line and a busy road - is it noisy?

    I think the house is lovely, very little to comment other than little things such as kitchen wall colour. The description says 2 reception rooms but the floor plan indicates a lounge and kitchen/diner which is only one or have I missed something? That's going to put people off. I don't know any area outside the West Country so can't comment on the price.

    There's a road near us where the only properties are very large detached stunning houses. When one came on the market I had a look on RM, a cool £1.4 million. ;)

    The perceived wisdom on here is that new builds lose value as soon as you buy them, and if you add Brexit and U.S pushing for rate rises I think you are being pretty ambitious with your pricing in this case.
