  • Should we check out new buyers too? All those selling are responsible for who they sell to? Get dbs checks, fjbsncial monitoring, scour social media. This could form part of a house ownership passport as there are some really really bad owners out there.

    Are you serious,I assume you are and yes I can confirm that practice does actually go on and I encountered it this week.

    I put an offer in on a property as a BTL LL only to be told that the development doesn't really like them.

    Furthermore as I was shown round the complex I was told I couldn't enter the secure car park simply because I did not own a property there and the residents don't trust EA's with the code.

    Oh well I put my offer in anyway and low and behold my money seems good to the vendor if not the neighbours....interesting times ahead

    I don't mean to sound harsh but you are exactly the kind of landlord that I don't think should be letting property.

    You are emotionally invested in the property (it used to be your home) Your reference to it as your "only" asset suggest a level of dependency and fear, if you did have a bad tenant / prolonged void I think the stress of it would be crippling and possibly cause you to behave irrationally.

    Good landlords are emotionally detached from their investment this lets them look at the property objectively, (none of the "it worked fine when I lived there" type mentality) They run a business and understand the tenant is their client, they understand the law, they don't panic if a situation turns sour they know the procedure's to go through.

    Without being harsh either, who are you to tell me what I can or can't do?

    I had a fantastic relationship with my tenants and will miss them. Maintenance problems were sorted quickly and we had a mutual repect for each other.

    It was acutually myself who encouraged them to buy. My view being that if you can afford to rent long term you can afford to make mortgage payments.

    I think a very valid point was raised earlier being that bad tenants and bad LL are where the blame lies. Without either of these there would be no need for intrusive checks or such mistrust.

    Well given you live with them, it's also their right to snoop around and find out exactly what you're upto then isn't it?

    Bad behaviour or poor financial management on your end could equally harm their quality of life and they're paying you for a service - you're not doing them a favour by allowing them to live on your property.

    Are you suggesting that not only do tenants have no right to privacy, but homeowners are somehow above shouting and fighting or leaving dirty dishes around?

    If the lodgers wish to dress up as transgender dominatrix lesbians in the privacy of their room, that is entirely up to them. In the rest of the house, there are certain rules in place to protect both them and myself. For example, the cellars are off limits as there are chemicals and other "stuff" down there that would be dangerous in the wrong hands.

    As for fights - If they result in blood, broken bones, or anything else that require the involvement of the police, it is unacceptable in any home.

    I said "If they want to dress up as...". Got nothing against LGBT of any type - Work along side a few in my office and have a gay on my team - Great guy.

    As for the authorities, they already know about me (but not for the reasons that you might think), so wind yer neck in bud and stop forming opinions of people based on a handful of internet postings.
