    If you're getting viewings then obviously people like what they see on the advert. Although the angles in some of the photos are odd and too many photos tbh.

    I just wanted to say I really like your bathroom and stairs. That type of bathroom seems to be becoming more popular round this way. Nice to see a bit of individuality in a property ( yes I know this doesn't sell...)

    You could change things and spend loads of money like people have said on heee to improve it, or you could just drop the price.... you are getting viewings so people
    Like the look of it or its potential.

    I never looked at how many plants were in the garden or rugs or peoples furniture. I was imagining my home when viewing and how I could live in that house. But that's me.

    I honestly do not know why exposed/painted stairs are all the rage at the moment but many people seem to love them... I've viewed quite a few houses with them in and just find them awful to walk on. A Pinterest trend that will run its course fairly soon no doubt... anyway I digress... :o

    OP you do have quite a mish mash of styles in the house (which I don't think is necessarily an issue) but it does need modernisation in a few areas and looks a bit sparse. However as you say it's not stopped the viewings, so is it possible to drop the price? Is anything stopping you from doing this?

    My guess with the viewings is to do with the surroundings rather than the house specifically tbh looking on streetview it's a house I'd go to see to work out what the area is like...

    So what is up with the market? The original EA we used for valuation (not for sale) was convinced it would sell in 2 weeks and people were !!!8220;queuing up!!!8221; for houses like mine. I even dropped the price £10K for a !!!8216;quick sale!!!8217;. Are there just hoards of delusional estate agents out there with their heads in the sand convinced that the market is still buoyant? Are they the ones causing this?


    The housing market is fine. Im selling my house and buying another and I am about 20 miles from you.

    I think you need to take estate agents valuations with a pinch of salt. They value high to gain your instruction. 3 agents valued mine at 325 - 335k. I put it on a 325k. Got 3 viewings no offers in the first month. I dropped to 310k got 3 more viewings booked that weekend With 2 more booked for later in the week. Sold that weekend. You just need to get the price right.

    There are plenty of people buying three beds under £325k.
    have a look through them and see why people preferred them to yours.

    Do an analysis of the £325-£400k bracket

    This conspiracy theory is not born out by the number under offer being loads more than are for sale.


    Do the same for your target purchase
    post a link to the one you think is overpriced and what you think it is worth.


    I think you may also be in a trap as people moving to commute may not want that large front/back garden and a project

    the £325-£400 1mile 3bed+ has 12/29, people are buying in that bracket as well.

    What state was the one on Peel Avenue that sold in NOV at £215k like? that is probably one of your closest guides

    Don't forget you bought at the peak and for 10 years in a forever home not done much.

    The regentrification developments around you are done up places and they are asking around the same prices.

    I know this is a teeny, tiny, nitpicking point, but it really annoys me so I'm going to mention it anyway: Unless you have boarded it up, you do not have a "solid Oak[sic] stair balustrade". A balustrade is a row of small decorative columns (called balusters) topped by a rail and none of your photos shows one of those.

    Whilst it wouldn't stop me viewing a house, this simple error immediately sets my BS detector off which is not helped by the same sentence claiming "shaker style" doors. It makes me wonder whether anything the Estate Agent has written about in the listing is accurately described or whether it is all just a random word soup of partially remembered buzz phrases.

    I acknowledge that plenty of listings have inaccurate, misleading and downright stupid things written in them, many much worse than this, but for each one I see I think the same thing: unprofessional and slapdash. This feeling can reflect badly on you and your house even though it has little or nothing to do with you directly.

    Personally, I'd want to use an agent that has a clue about what they are doing and, to me, the devil is in the detail. If they can't get that right, how can you have confidence that they'll get the big things like the valuation right?

    There!!!8217;s no actual Military presence here btw. There!!!8217;s no soldiers or tanks or anything. The posh Garrison houses are all refurbished from historic c19th properties. The entrance by the beach is to Qinetic which does munitions testing far out in the estuary.

    There!!!8217;s an industrial estate just under a mile away whoever referred to that. I wouldn!!!8217;t say it has any relevance to a lack of sale.

    I can have a re-shoot of the photos with our stuff in it I suppose. The hooks in the junction are for bikes lol, but I thought it would show the room better without all our mtb gear in there.

    As for complete modernisation...!! I agree the kitchen could do with redoing, but everything else is pretty good.

    I!!!8217;m certainly not going to move my furniture out to replace it with some chipboard tutt from IKEA lol. You lot are harsh, but the feedback!!!8217;s been good.

    Diff!!!8217;rent strokes for diff!!!8217;rent folks eh? Wouldn!!!8217;t it be dull if we all liked the same thing.


    The problem is that at the moment on the photos it looks to me as if it needs complete modernisation so that is going to be what some of the people viewing the photos think. As a property that needs modernising it is much too expensive. It is the price of one that has been done up but you know that it needs a new kitchen so the price must be much too high.
