    If so this would explain why a load of viewings have occurred, but no offers. Every Tom !!!! and Harry who's not a serious buyer or in no position to proceed gets sent along, rubbernecks a bit then nothing happens. A good EA will have a list of people interested in the property type who they contact and canvass before listing. If none of them bites, then they list it, but they screen out the timewasters who aren't serious.

    Well done for taking the criticism in good spirit. It's difficult to be objective with something as personal as the home you've been happy in.

    I knew someone who'd gone to view a house their sister was considering. He described it as "awful". When pressed, it was awful because "the kid's room had Chelsea curtains up". This is the kind of mentality you're dealing with when people view.

    Just saying its lovely doesn't help you at all though, you'll never get feedback this honest from an EA or a viewer!

    I'm 100% sure if I put my house up here it'd get absolutely slated, I've got blue kitchen cupboards and loads of sub par DIY, but I live here, I love it and I don't want to sell it so it only matters to me. You do want to sell so it doesn't matter if its right for you and you love it, it matters what other people think of it!
    So true. Yes, it's price, but it's only price because of what appears to need doing.


    Totally with Red-Squirrel. My old house was very 'decorated' and we also had a blue kitchen, a purple lounge and 3 dark grey walls in a bedroom lol. Each to their own.


    I, like you, waited for a couple who totally fell in love with it rather than me getting the paintbrush out and painting it all white or magnolia. Seriously, I just couldn't have done it. I don't really care much for d!cor in houses, so long as you realise that if something needs doing, or looks like it needs doing, it will make it harder to sell at the price you think it's worth.


    Doing up my new house and have lots of quirky wallpaper going in that a lot of people will hate, others will fall head over heels with! So I do appreciate what you're saying re your loo, study, etc.

    Regarding some of the 'house bashing' that goes on here; keep in mind that some of the contributors probably live in worse or less valuable houses. Ours was, until we spent 3 years fixing it.

    For many, property is a work in progress, not always finished. Our last house was somewhat like yours, as the 80s kitchen never quite made it to replacement. Last time I visited, five years on, it was still in use. The sporty family who live there now are far too busy winning medals and having a good time to worry about trivial stuff like that. After all, the doors were still just about on!

    Ah, thank you those last few nice commenters! And to everyone! I have taken those comments in good humour – I know all too well that multicoloured stairs aren't everyone's cup of tea. I didn't think the rest of it was all that wacky though, to be honest!

    The truth is, this was our forever home, and as a result was an (albeit slowly) ongoing project. I had big plans for that kitchen, but like your buyers, we're a busy couple working hard and playing hard. We spend very little time there, and in typical DINK fashion, spend all our money on experiences. How else could we live with that kitchen for 10 years? :D

    I'll be really sad to leave it, but we've got an opportunity that's too good to pass up. I'm off to FOD to ruin some other house with my hideous style! ;)

    The market IS moving, especially in West Wales - but at the right price.

    Ours has been on the market since November at a slightly inflated price as we weren't in a rush to sell. Everything else round here has sold so when the time came to speed things along we lowered the price by £7K and ours sold too.

    I've not read right to end of the conversation but in my opinion your biggest issue is you choice of selling agent. you say you've had a lot of enquiries from people that cant proceed or cant afford the house. By using a pay upfront for sale by owner website you don't have anyone qualifying the lookers. I know high street agents are more expensive but at least they will qualify the viewers and SELL the house for you.


    Try and do a deal with a High Street Agent on the fee and remember they only get paid if the sale completes so are a lot more flexible when it comes to asking them to do things

    Im in the South East and sold mine in two weeks. Had 17 viewing over three days in that time.

    Its always price. I researched relentlessly for weeks on where to price it, ignored one agent who said to put it on for £25K more.

    Got £2.5K over the OIEO asking price.

    Things have changed a lot in a year. Expectations for buyers and sellers need to adjust accordingly.
