    Property 1 for me based on property 2 being nezt to a primary school.

    If the builder of House 1 couldn't get over the slope of the site without that huge step in the living area/kitchen, I wonder what else he couldn't plan effectively.


    The loft room doesn't meet building regs, so again, a builder with a cavalier attitude to those is a worry.



    The semi has the totally unnecessary en-suite taking up valuable space, but perhaps that could be negotiated out if it's not yet built, or just taken out if it is. Given the likely site, it probably has a north facing garden, like the other one.


    I'd like to pass!

    Thanks all for your comments - this was really helpful.

    We liked both properties - I am comfortable with the budget we allocated for the purchase. We could afford more but we don't want to stretch at this time. We've been looking for a while and are very aware on what we like and what we can afford.

    I haven't considered visitor's parking on the new build, so thank you for pointing this out - I checked the situation as it was daunting. However, this is now clarified and seems to be fine.

    I also went there during school drop off hours to see the situation - no cars in the road as double lines on both sides, but plenty of people passing by foot. We both work full time and leave early in the morning, so I don't think school will bother us.

    Good points regarding property 1 - whoever pointed out it's dark + doesn't have a potential to extend made me really doubt about this. The new build has larger than usual windows and a lot of light which I love. Also garage is attached to the garden from the back so could be converted. Loft could be converted. We could even add extension if we wanted to.

    So we've made up our mind and will go with the new build.

    Only the flat roof against it, but I could live with that. Backs onto the park, so won't be built behind and has a south-facing garden.


    Lived in one very similar for over 20 years, so I'm biased!

    This house is next door to the main pub in our town :) so thanks but no thanks!

    I'd say it is about 100m away, which I know might still have some effects, but it's hardly 'next door.'
