The house next door looks identical, apart from the wall in the bedroom. You don't need to go back in time. You need to apply the annual rise in prices in Yorkshire to 70K and see what it comes to. According to HPI the average price in Yorkshire was 154K last May and is 155K now, so next door should now be worth, all things being equal, 71K. Now, there may be reasons for next door to be cheap, or this one to be expensive, but it's beyond me how you can say this is not useful info on judging whether this house is fairly priced.
I am fairly sure it wouldn't cost £40,000 to put up a stud partition and knock an extra door through in any 2 bed house.
EDIT: Actually next door is also a mid terrace, of course. So this one will carry a price premium for that reason.0 -
The house next door sold much cheaper than previously sold houses and we don't know its condition or circumstances of sale.
No, hence me saying "Now, there may be reasons for next door to be cheap, or this one to be expensive", but the OP could try and find out. We are not going to be able to tell him whether its overpriced. Just give him things to look at.
I really don't see why the selling price of the house immediately next door, of the same pattern, 12 months ago seems to be so controversial as one fact to consider when trying to judge a house price.0 -
I can't work out where the staircase used to be. I know that it is unlikely to be where it is now. When the house was built it would not have had an inside bathroom and toilet so that upstairs bathroom has been added. It would have been two bedrooms one at the back and one at the front.0

Someone said next door had sold for much less last year, looking at next door in the above link compared to the for sale photos now it looks like the next door was a complete state and has had a lot of work done to it, that could explain its cheap price. Zoopla estimate is £119k, 2 beds seem to have sold in last few years for mid 90's, given this I think Crashy's wild estimate of £80k is without any sort of foundation...
Given the above I would say the price is somewhere around late 90k's to your asking price... I don't know the area very well but within a mile there seems to be a lot of relatively new build properties, my experience of areas where a lot of new builds are built is that they seem to be a lot more popular than the older stock.
You bought in 2004 and the windows dont seem to have changed, given this price point its things like that can put people off especially if there is new houses in the area, not saying you should replace the windows but remember this when pricing.0 -
The industrial estate at the end of the road is not nice either. I assume that all the vehicles going there go up and down this road?0

As previous sales prices have been more consistent I think it would be better to apply average price increases to those. But as you say no one can tell him with any certainty that it is overprice.
Largely because you could see number 3 in the photo and see it was very similar. I have no idea what number 7 might have been. He can of course do that work for himself. He should consider it all; I merely mentioned one thing that jumped out. I have no idea why everyone decided to take issue with it.0 -

Probably because no 3 was much cheaper than any property sold in that street.
Which I never denied or took issue with. You have jumped on a post I made in reply to someone who claimed previous sale prices - all previous sale prices - were irrelevant. So no, it wasn't that, as you don't seem in any way to agree with the person the post you replied to was addressing, or to have understood the context in which the post you replied to was made. I am getting rather tired of this now.0
