    Hi all.....fell off this thread for a while. Was just wondering if payouts from the wonderful FSCS have been forthcoming yet??? I've filled the bloody form in 2 / 3 times including a Danish one twice. When I ring the amazing regulators they have no computer record of me as a policyholder or my property ...even though the lovely people at BCR wrote to me. So the whole admin side just seems shambolic tbh. Anyway, I'm looking forward to getting back the gesture of threpence happenny for the £7k replacement retro policy I had to buy from ICW....who were excellent and responsive. I'm afraid my jaw dropped just now when I read an earlier poster recommending COMPARIQO (Steve ....was that you?) ......please don't touch folks unless you enjoy setting fire to banknotes for a laugh!
    Anyone thought of approaching Rogue Traders or similar about this.....21,000 policy holders is a lot of people impacted.

    Rogue traders/Watchdog etc is exactly where this should be going. Surprised nobody from MSE has picked up on it either.
  • I am still chasing my refund through BCR as it has been over 12 weeks since I put my claim in. I am currently £2700 out of pocket as I found out I had no warranty 2 months into the sale of my house. will let you know if I get anywhere
  • Hi, I did get a refund from the FSCS about 2 months ago, for £318, as compensation for my CRL structural warranty insurance. I believe the original fee for the warranty on my house was around £7000. My house is 2 years and 3 months old new build. I have approached ICW who have given me a quote to replace the warranty of just under £4000. I have also last week had a letter from CRL suggesting they can arrange some other sort of alternative policy a PCC (Professional Consultants Certificate), that would be acceptable to Mortgage Companies. Do CRL think we are all stupid, trying to sell us another product? Anyway I am deciding if to go with ICW or just sit it out and buy a policy if I want to move in the future 8 years, which is unlikely. What a nuisance this all is and hardly a word from the builder who said 2 years ago that he had bought a policy that was better than an NHBC one!!
  • ICW are amazing they managed to turn round a warranty in a week as I was at the end of a sale.

    I raised a complaint with FSCS who paid a refund of £200 for a policy that originally cost £1300. They advised I should contact BCR who used CRL as the agent.

    BCR state that the premium was £260 despite paying £1300 to CRL - which means that CRL / BCR have swallowed £1040 which they claim as admin charges!!! (!!!!!!!!!!)

    If you haven't done so already, make sure you know the exact amount your developer / you paid to CRL. You will probably be in the same situation where charges have been manipulated or added unfairly.

    I am now taking advice from a solicitor and also the Financial Ombudsman.

    Don't let these mofos get away with it!

    Complain to your MP, FCA, PRA - social media etc. These scumbags need to be stopped and have their licences revoked!!

    Has anyone had any success in getting new cover? I have found my dream house which is three years old and despite the particulars saying it benefits from a 10 year warranty the Estate Agent didn’t drop the bombshell about CRL until after we had viewed it! The vendor is a widow and being advised by her son that if there were any latent defects they would have shown up by now and that buildings cover is sufficient. We don’t need a mortgage but don’t want to buy a property that we can’t sell on should our circumstances change within the next 7 years. I am trying to arm myself with as many facts before I start negotiating. I feel terrible for the vendor being lumbered but can’t knowingly ignore the facts. Looking at the Mortgage Handbook it would seem that Build Safe are acceptable to most lenders.

  • So my partner and I have just heard back from our lender (Metro Bank) about a 3-year-old new-build leasehold apartment.

    Our lender's team has referred to previous valuation information to determine that they will not lend on this property because of the fact that CRL / Alpha has gone bust. After reading through this thread, I now understand completely what that entails.

    I have gathered that the responsibility of finding a new provider should fall to the freeholder (I'm guessing the original developers). I am going to contact the developer to see if they can provide me with any proof of their replacement for CRL that might be accepted by Metro as a warranty provider and thus help get past this.

    My fear is that the vendor is not aware of this situation with the warranty and may have trouble selling the property if the responsibility has not been issued to the freeholders.

    I am posting to help anyone in a similar situation to me who does not want to let this issue get in the way of acquiring an otherwise perfect property. I will post any future news.

    Any advice on how to navigate this situation would be much appreciated.

    I've just had my refund, £178 for a policy that still had 7.5 years to go at the time Alpha went under. As I've previously said in this thread the replacement policy we had to buy was just over £1k.

    Our developer ended up moving into one of the houses on our development and they're livid about the whole situation, not least because they know what they paid CRL for inspections and cover. They paid over £2.5k for our policy.

    They've mooted that we (6 owners total) should take CRL to the small claims court individually just to bind them up in admin for the hassle we've all been through. Has anyone else considered that option?

    Courts don't like being used for playing games.

    Making a court claim without any basis might well be seen as 'unreasonable behaviour' - which gives an exception to the 'no costs' rule.

    So the court might order you to pay all CRL's costs - which could be thousands.
