  • Unfortunately oneguarantee were unable to help me but thank you for the suggestion
  • Informed of CRLs lack of cover due Alpha going bankrupt after being in new house for 2 years. Wondered has anybody attempted or succeeded in obtaining structural insurance for the remaining portion of a 10 policy, in these circumstances. Also what sort of prices are being quoted? A suggestion for a company able to do so, and not likely to go bust would be good too!

Try a specialist broker who has a responsibility to advise you on the suitability of an insurer and will give you indicative costs over the phone. If you would like a suggestion then message me privately and I'll give you some contact details. They will have a number of options available and save you the legwork of researching potential replacements.
  • Hi everyone,

Like 10,000’s of others I too have been affected by the alpha crisis. Myself and my family have been under immense pressure to secure a recognised replacement structural warranty policy to enable the sale of our house to go through.

I have made a number of calls to companies providing alternative warranties and came across One Guarantee who were extremely helpful and efficient. I did not have to complete long and technical forms or provide drawings etc, but all I had to do was complete a short online form with around 10 questions aimed at homeowners.

One Guarantee were able to replace my warranty quickly and most importantly, have AA-rated insurers based in the uk. I would 100% recommend this company for any others who are facing similar difficulties.

After seeing your post I gave OneDirection a try and they've come back with a quote of just over £1k for 77 months of cover. The most important part for me is that they don't require another survery (either in person or desktop) as other quotes we had coming in were wanting £3k for that as well as the premium!!

Their cover is from a UK based insurer and a OneGuarantee warranty is accepted by our mortgage lender (Nationwide) so really it ticks all the boxes for us.

It took about 9 days to get the quote back which is understandable as they most likely are inundated with queries.
  • Has nobody taken this up with their builder? They picked the policy.

Seems odd to me and quite a big scandal affecting many, but very little press coverage anywhere and people seem to be just sucking it up?

For anybody looking to obtain alternative cover I would urge you to seek independent professional advice. Be very careful to ensure that who you are speaking to has access to the whole market and not just one brand and then do your own checks. For instance, I have seen Compariqo mentioned above and if you run a check on Companies House you will see that a person of significant control in that company is a certain [Name removed by Forum Team] of CRL fame....just be very careful and do your checks....
  • It would seem that CRL have relaunched as Compariqo.

After looking at other companies to replace my Alpha warranty I came across Compariqo, previously mentioned in this thread, and after some digging at Companies House found that it has been set up by the CEO of CRL and another with significant control at CRL. Both have also registered a charge against CRL presumably to get as much out of the company as possible before it goes into administration. I am just appalled that they can be allowed to do this.

Compariqo is also being managed by the previous business development manager at CRL. They are selling building warranties just like CRL. So please do be careful to fully check out any company selling warranties.

I posted a review on trust pilot but made the mistake of mentioning names and CRL immediately objected and had it taken down. They have ignored my emails and phone calls for months!

I am a self builder having lost over £4000. I did contact One Guarantee for a building warranty quote but they quoted for a Professional Consultants Certificate which is very different to a warranty. I have been quoted around £8000 for a warranty through a reputable broker but as we have been completed for almost two years, with no mortgage, and intend to stay in our home for ten years we have decided not to bother with a warranty. We could always get a retrospective warranty if and when we decide to move.

I am yet to receive any compensation from FSCS for the policy premium element but have complained to the Financial Ombusdman to try and recover something from CRL/BCR
  • Hi,
I purchased my flat in 2017 with the Alpha latent defect warranty. I am a leaseholder. The freeholder is in the process of securing replacement cover - however, they tell us they are having difficulties and brokers are coming back saying they are unable to deal with ex CRL policies.
I am not sure where this leaves me as a home owner as I am aware I cannot remortgage without this warranty.
Does anyone know of any lenders that do not require this warranty on a flat that was build in 2016?
    Thanks

There are warranty providers willing to provide replacement covers in your circumstances. If you DM me then I'll let you have a contact who can sort it for you. Unless there are any problems with the building there shouldn't be any reason why you can't obtain a replacement.

I doubt any lenders will waive their requirement for warranties in the first 10 years of the buildings life though.

Thank you - I will do and can pass any advice onto the freeholder, although not sure they will take it as they have been useless so far.
