    I have to agree with comments about the pictures (which I still have not figured out how to post :o) but look at the ones here:

    compared to yours, Andalya. What are the roofs of properties next to yours in the older pics I thought was a really high fence in yours because it is so dark. The difference in the older living room pic to yours is staggering. As has been said, you need to make your house look like a home, not a collection of rooms in which someone has dumped a few bits of mismatched furniture and with the worst bathroom suite known to Screwfix (sorry, deannatrois)

    Back to the drawing board, photo-wise, I think. I would also drop the price by at least £5k to allow for replacement of the bathroom suite and new carpets. The kitchen is the selling point for me; I like it. All you need to do is move that table to a more central position and straightaway, the pics will draw prospective viewers in more (thanks, deannatrois)

    Your house has plenty of potential but it does not come across in the pics you have atm. You will sort this; good luck.

    Photo 1 clashes with photo 9. In the first photo, your house looks like it's on an end, then photo 9 suggests there is another 'lurking' around the corner.

    A new photo 1, being more honest about the position would be better, as it made me wonder what else was hidden.

    Apart from the clash of stripey wallpaper and beech laminate flooring, the other photos aren't that bad IMO. Even the one with the bed, exercise and desk show me how versatile that room is!

    Not meaning to cause offence with any of this :), but here goes...
    For me, the entire house and garden generally look tired and lacking that appeal, wow factor, attention to detail and attractive presentation to make a buyer imagine themselves living there or even want to view it.
    Imo it needs some serious furniture rearrangement, especially in the living room, which looks like a corridor and as if the chair has been moved in order to hoover and someone has forgotten to put it back where it belongs! Some extras like some plants/flowers ( inside and out), and some cheerful accessories and crisp coordinated bedding to give it a lift - it all looks rather bland and half hearted, more like a rental.
    Outside, there's no kerb appeal and the back garden quite frankly appears neglected, eg the grass looks like it needs cutting and some plants would be great.
    I would lose that exercise bike and if you can, also the green walls in the bedroom.
    Again, I'd add some bright modern accessories in the kitchen.
    I personally think the bathroom suite is inoffensive, and at least it's white.
    As others have remarked, the previous pictures are much better, but I think it needs a bit more than just good photography/lighting. Sorry but the outside just doesn't look as cared for as it did before.

    Is this house an ex local authority or housing association house? If it isn't it certainly looks as if it is. I just don't like the look of any of that development.

    My feeling is that it is overpriced for where it is. It also doesn't look as if it is being lived in. It looks like a shared student house.

    Another vote for doing something with the sitting room. The other photo of the inside aren't so bad, but you've got that as the second photo which looks like a dark corridor !!! waiting room.
    That then has a knock on effect and impacts on the feeling of the rest of the house. You need to show it as a more inviting useable space.

    ETA never thought that'd fall foul of MSEs filter. C. um, if anyone's interested!

    I agree on the garden, definitely - we had intended to cut the grass but it rained every day up until the pictures were taken so no opportunity to do so. Will look at getting a gardener in before the next lot.
    Will have to try a bit harder with making it look homely, it's a difficult one for me though because I hate clutter and unnecessary tat so I don't want to buy a bunch of stuff I'm only going to throw in the bin once it's sold (the angular "empty" look was what we were aiming for - next on the list was changing the flooring before we had to sell). Will have to see if my parents have any bits I can borrow :rotfl:
    Thanks for the advice - I'm getting some common themes now so it's all stuff we can work on before we get more pictures done!

    Borrowing stuff is a good idea; Freecycle/freegle? Charity shops, perhaps? You could always re-donate or possibly even do stuff up and sell it on e-bay if you do not want to keep it.

    It is amazing the bargains to be had at the local tip sometimes, oh yes. OH is a regular visitor and somewhat of a womble (:o) He once came back with two brand-new looking, matching bentwood chairs which the good people at the dump had not the heart to throw away so had saved them and sold them for £2.50 each. You read that correctly.

    Another time he brought back a wine rack with a cupboard underneath he had discovered in a charity shop. The price tag was still on it so I launched into a tirade about his spending £59 on something we did not need. I had misread the tag; :o it said £5.99 and said item has been very useful. HTH.

    Oxfordshire is one of the most expensive counties in the UK and your house seems in the right ballpark price. Maybe buyers need a bit of a nudge with a small reduction and more glam! Fingers crossed you get a smooth transaction and the next move is painless.
