    You are sounding a bit desperate now, is the thought of interest rate hikes spooking you a bit? What were interest rates at when you started haunting property forums in the mid 90`s? :)


    Nope I dont have much debt so wont affect me, an actually the new mortgages ive looked at are down by 0.25% from where they were two years ago, so even with a rise its status quo... The fact that you try to give advice when you committed financial suicide is laughable.

    Haunting property forums in the mid 90's, you mean when I was 12.... By the way you have repeated that exact same thing to me before, do you have these responses and just copy and paste them in now?

    Come on answer the question, how much rent have you paid and how much have you missed out on house price increases?

    If I wanted to sell my house,which I don't, I could easily sell it for much more than I paid, because the market has not crashed, you !!!!wit.

    What don't you understand about "I would LIKE prices to crash"?

    I would say Crashy is the one that deserves being banned for derailing so many threads, however he would likely just create a new account so there is little point.

    I`m not lying, I don`t think it is a good time to buy a house, and picking any point, say in the last ten years, it has only been a good time depending on how long you wish to stay in the house, your attitude to the risk of rate rises and/or not finding a buyer when you want to move, plus your personal situation.

    I don't know. You certainly don't. You've been saying for 20 years it's not a good time to buy a house, so you have been consistently wrong, haven't you.
    I thought for a lot of time it was a bad time to buy a house and I was wrong as well.
    The difference is you still think you are right, whereas I don't claim to predict the future.

    If you can afford a house even if rates go up and you are not going to move any time soon then yes... There is a risk house prices could crash but there is always that risk, there is also a risk house prices could continue to rise and you could be priced out...

    Given those are the two main risks you have to look at mitigating the risks, nobody can successfully guess where house prices are going in the future (You got it totally wrong), house prices if they crash will go back up so the way to mitigate is make sure you can well afford the house so you will not be forced to sell.

    The alternative is to end up in your situation... How much is your rent? Just think every month you are paying off someone like me's mortgage.... So thanks.

    I thought you had low rent because you have rented the same place for a long time, so by your own logic you should have bought a long time ago...

    Do you in hindsight regret not buying and admit you were wrong then? If you don't your clearly a liar and if you do you have to then admit that back then you thought it was not the time to buy so you may be wrong this time.

    The best time to buy is when you are ready, if you try to guess the market and win you will likely lose like you.
