    As for East Lothian, I simply would not go near Musselburgh or the surrounds, given what I know about where the planes fly, both in and out of the airport. Check out one of the online apps to see where planes are flying.

    Some of them seem to come in over Dalkeith, Musselburgh and such, heading out over the water to turn (over the Forth Estuary), and approach Edinburgh Airport from the East.

    I don't see any sign of craft leaving the airport and going over this area. Do you?

    (Sideline - Staying in the Novotel at London Excel, with City Airport just down the road, I'm convinced we could have leaned out of the hotel window and touched their wingtips.....)

    I have flown into and out of Edinburgh many times over the last 25 years and the vast majority of incoming flights do indeed take this route. Which of course means that the take offs are in the same direction as the landings so they go out over West Lothian. On the few occasions where I've taken off in the other direction I can't recall any time where the plane flew to the east of Edinburgh, they all went north and then turned south west (I guess if they were going to Orkney/Shetland/Norway they'd probably carry on north).

    If I were the OP I'd be more worried about trains than planes. Difficult to tell, but it looks like the house is right next to the railway line?

    Anyway, this is why it's helpful to have more info, because everything written earlier about properties in Edinburgh selling within 2 weeks is obviously not applicable here. In these cases I'd offer under the asking price and see what happens.

    Yes, but the flipside to that is that it's within walking distance of the railway station. 200 metres or so?

    You can offer whatever you like, including offering "under". I did that for a house on the market for 2 years no offers.

    Offered 70% of "offers over" price. Got the bluntest ever rejection from estate agent on their instruction from their client (I was surprised at the outright rudeness of the estate agent's language). Waited 5 days, repeated offer @ 70%: Vendor accepted it. Still own it.


    Did you ask what possessed them to make such fools of themselves?
