As was said, you cannot make an offer without a solicitor, and if you pick a solicitor who is active in your target area, they should be familiar with market trends, both for housing stock which has sold, but also with that which went unsold, or didn't achieve asking price, etc. ...

I can only repeat what others have said, get a solicitor before you do anything. They will have knowledge of the property market in the area where you're looking and will be able to advise whether you should offer under or over the asking price. Your experience in England isn't helping you, solicitors in Scotland are involved far more than they are in England (I went the other way and was pretty surprised at how little my English solicitor did compared to the service I got from my Scottish ones).0

As is always the case, there's a good reason for that. While there are some nice bits of West Lothian there are an awful lot more that are rough or worse (although of course that's also true of East Lothian, although perhaps not to as great an extent).0 -
Watch out for the flight paths. Lots of change is coming over the areas surrounding Edinburgh.0

Both have been listed for sale since Nov 2017 so not exactly "hot properties" so may go for less than asking price. OR are the owners waiting for megabucks?:j I love bargains:jI love MSE0

We bought in Midlothian in September last year. We were told properties were going for 6% over valuation at the time in that area which would have made the house 217 when it was valued at 205, we offered 210 and it was accepted.
The house went to a closing date so there must have been at least 1 other offer I think but we got it.
I'd maybe offer a wee bit over the valuation, if houses are selling in an average of 14 days in Edinburgh at the moment I'd think you'll have a bit of competition. I think ours was about 20 days from going on the market to having our offer accepted.
Just a note too, EH21 has Musselburgh in it and we were priced out of there in 1 year. When we started looking to move there were a few good places and after we finally sold our flat in Aberdeen 10 months later we couldn't get much more than a 2 bedroom flat for our money, that's how strong the prices are right now
Hopefully more and more people are seeing how ludicrous it is to be "Priced out of Musselburgh" :rotfl: Sentiment is changing fast, and at least Aberdeen is quickly becoming "Affordable", you probably got out just in time...:)0 -

Both are ludicrously over-priced. When rates go up the tide will go so far out on Musselburgh and equivalent towns that you won`t see the sea with binoculars0
