Boiler issue!?! scalding hot water

Hi everyone,
I have just moved into a new property and there are a few strange things going on with hot water/boiler.
Initially I thought maybe the issue is the panel where you choose on,off,timer is broken, but even if that is case not sure the water in toilet would be getting boiling hot?!
Anyone got any idea what it could be and best way to get fixed?
Hoping it won't cost a fortune

- At some times only hot water available - even in mixer tap, running through toilet etc
- Water getting scaldingly hot - way too hot to shower, and then couple of hours later seems fine

The water in the toilet shouldn't be coming from the boiler but a separate cold water tank. Same for the cold tap. Have you checked what the water temperature setting on the actual boiler. We have a small dial at the front of the boiler.

That's what I would have thought too, but some googling suggests it is quite normal for toilets to have a mix of cold and warm water used together - but should never feel hot!0

I've never ever heard of this - either Google is lying or you're mis-interpreting the results.
As far as "Tank sometimes hot even when hot water set to "off"" - is there an immersion heater that's being left on ? This would keep the water hot even when the boiler isn't on ( and costing a fair bit of money in the process ! ).0 -

My friend bought a new-build flat 10-ish years ago. The hot and cold water had been plumbed round the wrong way. The toilet filled with hot water, and the radiators filled with cold.0

Have you checked the temp switch on the boiler controls,mine has separate ones for hot water and central heating might be set too high.
As for hot water filling the toilet,never heard of this0 -
If you have a separate hot water tank in your property then it sounds like the Immersion heater is turned on. Find the switch that connects to it and turn it off! It will be using a lot of electricity.
Warm water in the toilet could be cause by a hot water pipe running next to a cold water pipe? If you have a cold water tank in the loft you will see the water level go down when you flush and it refills. If you don't have a cold water tank in the loft then Turn the water off at the stop !!!! and see if your toilet still refillsChanging the world, one sarcastic comment at a time.0 -

I wonder if there's a simple explanation? Looking at your list:
1.Tank sometimes hot even when hot water set to "off". Is it will insulated? Are you simply feeling the radiant heat from a tank of hot water that was heated when it was meant to be?
2. At some times only hot water available - even in mixer tap, running through toilet etc. What happens when you run the tap cold for a longer period? Does it start warm then get colder? I wonder if the pipes are run very close to each other and the hot water is warming the cold water sat in the pipes?
3. Water getting scaldingly hot - way too hot to shower, and then couple of hours later seems fine. Is the thermostat on the tank set too high? If it is, and the hot water going to taps is too hot, that might be exacerbating the problem in (2). It would also explain why it's less hot later, once the tank has cooled slightly.0
