Problems with landlord

    OK guys, promised update.

    Water came on at 2.45.

    :D:D:D:D:D:D

    We know EH phoned them and probably read them the riot act.

    I have got an email from the County Police who have assigned me a crime number and local policeman to contact me. Problem is, phones not working (?snow) and mobile doesn’t work behind the 3 ft cob walls and it’s too cold to go out onto the porch.

    Next step (apart from the packing) We would like to claim back from the LLs the costs incurred as a result of their deliberate actions that made the house uninhabitable. Can I generate an invoice and take it out of the rent? I’m pretty sure I know the answer to this;). I’m sure they will contest it. Should I go through the small claims court? I don’t know what our rights are here.

    OH wants to forget about all of this when we move. I’m inclined to agree with him but don’t want the next tenants to go through this. They might not be so resilient or knowledgable as us.

    Rent abatement, google it. But the short answer is that you can deduct the days it was uninhabitable from the rent.

    I don't know if this has already been mentioned, but did your !!!!!! of a landlord protect your deposit? He sounds like the sort of LL who may not...

    Not really, I was a bit hysterical at the time and thought I’d calm down first. As I said it has been reported to the police.

    Last update.

    We moved on Wednesday, went without a hitch.:D

    Cozily esconced in our over 60s property in Dorset. Warm and quiet and the phone and fast broadband worked from day 1.

    We didn’t hear a peep out of the landlord since the great water fiasco. We got carpet cleaners in just before we left and the cleaner gave the LL a copy, no arguments there.

    We are prepared for a small battle when we ask for them to pay for the hotel and a few days rent, we owe them 6 weeks water and electricity so we’ll see.

    If anyone wants a recommendation for a first class removal company in the West Devon area, please let me know.
