Space rent contract question

Hi there,

I'm looking to rent our a room in my beauty salon to someone who'll be providing massage and waxing services to her customers, I'm getting a contract put together, and I was wondering if you could tell me which clause I need to add to the contract so that I and my business won't be held responsible if anything goes wrong between her and her customers. Any help would be much appreciated. She is self employed by the way. Thanks

    If you are having a contract put together this a question for your solicitor.

    Don!!!8217;t do this on the cheap. You need advice on leases and licences and draw up the correct contract.

    Get it wrong and she could become a tenant with Landlord and Tenant Act protection. This could cause serious problems down the line.

    you are asking on a mostly consumer biased forum how to draft a public liability limitation clause for a commercial letting contract. Are you mad? Pay a solicitor to do it properly

    The rent is only £50 a week, and I can't really afford a solicitor. I know I can buy a contract from a website, I just needed some minor advice on the issue mentioned in the first post.

    The trouble is if you get this wrong it could coat you tens of thousands of pounds, you really do need to find the money for a proper contract law solicitor to make sure you are covered

    then go talk to a hairdresser and ask them how their "rent a chair" scheme operates if you can't afford to do it properly. It would be foolish to rely upon "legal" advice given on an internet forum

    Maybe it's just me, but here on the Small Biz board we seem even more convinced that you can't afford NOT to use a solicitor - and IMO nor can the person renting the space!

    You don't want to "buy" a contract from a website! You want a proper contract that you know will protect you from potential future claims. Go to your solicitor.


    What you are asking for is not "minor" advice. It is fundamental to your business, and probably to you to. It is not "overcomplicating" the issue.


    If you think this is complicated, wait until something goes wrong (hopefully never, but...)

    If you can't afford a solicitor then I would suggest your business is unprofitable or not as profitable as it should be. Commercial property leases and rentals are one place where expert legal advice is essential.

    Not having the correct legal advice could end up costing you much more than paying for it in the first place.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
