To avoid going onto the SMR, does your provider offer a product with no ERCs for you to change deal part way through? Such as a tracker?

Unfortunately not. With NatWest and AFAIK they don't offer any trackers that don't have an exit fee.

Apparently mortgage companies are really focused on customer retention now...

The part that's ending is on 2.39% and the part that ends in Nov is on 1.94%, and the best the can offer on a 2-yr fixed is only 1.9% anyway, so they aren't exactly competitive to begin with...

Had my sights on the Santander 2yr Fixed at 1.05%, but see that's gone up to 1.25% now, so probably looking at around that mark...unless that goes up again to the 1.5% mark by Nov :(
  • I'd love to believe that they will rise on the myriad of accounts i hold at the end of the month but I can't see it.

    Hope I'm wrong!

    Doubt it very much.

As another person here who has paid high rates on mortgages in the past and now finds themselves getting rubbish rates on savings, I feel the same sense of anticipation at the prospect of rising interest rates. Of course, it might depress the stock market and then I won't be happy either. :(

I'm in the unenviable position where 1/3 of my mortgage is on a 2-yr fixed that ends 31st March, and the remaining 2/3 is on a 2-yr fixed that ends 31st November.

You've a long time to wait then. As there's only 30 days in November.

I think were overdue a correction, a good few rate rises to build confidence in the economy and attract overseas investment, stronger pounds vs euro and i can look forward a good few euro pints in benidorm, appy days

just had curry night at spoons, might have a word with tim and see if he's up for opening up in levante beach, bet it would do very well with the locals

New Fed Chairman Powell has hinted at possibly pushing through four rate rises this year in the US.

Of course this doesn't mean the BofE would be so aggressive but it does set a precedent. It also doesn't bode well for equity and bond related investments.
