It's not really a separate dining room on the other side of the house, its more a through lounge next to the kitchen. Where you place the table / sofa within that is personal preference, wouldn't affect the resale price. So just look at the space and how you'd use it.0

People live in houses differently - and rooms need to be named by agents/sellers for some bizarre reason. They're all just rooms.
Personally I'd stick a dining table in the sitting room ... up against a wall most of the time.... if I wanted one.
But, even so, it'd be annoying to have to open the kitchen door while carrying food .... then trot through a door, along a hallway, into the next door, put it down, go back and repeat.
My house is currently like that - I am perpetually walking through the hallway just to go to the kitchen ... for a coffee, bit of toast, nibble, another coffee... and it's bl00dy annoying.0 -

In the case of the original property, I would definitely be looking at converting the garage into a large open-plan family room/kitchen.
The "dining room" with the world's smallest dining table would then be absorbed, as suggested, above into a through lounge.

I had the kitchen at the front of the house in my last property, and I liked it as it meant the living room was more private (especially as there was no front garden)
Having te kitchen at the front would be a plus for me, the issue would be the rest of the lay out, but as others have said, there is no need to use the end of the living space as a dining room just because that is the label which the current owners have put on it, you can make a dining area in the end of the space nearer the kitchen,.
I'd be more put off by the lack of a bath, and by the fact that the property doesn't look very well cared for from the outside - it looks as though the have redecorated and put in a new bathroom, and bearing in mind the recent purchase I suspect that the reason it hasn't shifted may well be that it is overpriced for what it is ad the area it is in, but you are probably be in the best position to determine f that is the case.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0
