Hello everyone
I'm thinking of going to view a house in the next few weeks. It won't let me post a link but it is on rightmove - Milton Road in Salisbury, 3 beds for £315k.
Things are moving pretty quickly around here and this one has been on for a (relatively) long time. I wondered if the layout was putting people off? The kitchen is a long way from the 'dining room', with the living room in between. It looks to me like the kitchen is sort of cut off at the front of the house.
I'm wondering about this both in terms of whether it will be annoying day to day, and also whether we might have trouble selling in a few years time. Any thoughts?
My OH wants a garage so we wouldn't convert that, but I suppose that would be an option for future purchasers if it really bothered them.
Also no bath tub - a problem for families?

It more than likely never used to have a dining room and they've (or someone has) extended which is why it's at the back. 6'7" width is tiny for a dining room. Looks bigger in the pics. They might be better selling it as a thru-lounge and giving one long measurement.
I doubt that's why it's not sold though. I'm guessing either the price is too high, or just that there are more characterful properties in the area. Those late 70s/80s sort of houses aren't always as popular (personally I love them!), and not everyone likes their kitchen at the front. I would rule it out due to no bath - I love my baths - but it will limit families as they'll want a bath if they have or want (young) kids.
I would possibly also be put off by the no side access unless going through the garage to the exit at the back of it.2024 wins: *must start comping again!*0 -
The layout wouldn't bother me,but there are other factors that I might like to know the answer to.
They bought last year and did it up,as a doer upper or are they now moving quickly because of another factor
£277500 to £315000 doesn't seem that huge a mark up and they don't really seem to have polished it up the way a renovation might,so my worry would be that they are selling for another reason,but I don't think that's because the dining room is away from the kitchen.
Why are you concerned about your onward purchasers,you have not even bought a place yet,and if the shower is an issue the place fits a bath as that's what these sellers have taken out!

Had a look at the house online.
Everything else aside it doesnt bother me, but thats assuming properties with two reception rooms are out of budget.
Given the choice though I would prefer a less well presented property with two receptions. That said a garage conversion is always an option with this one.0 -
The lay out wouldn't bother me, I quite like that the kitchen is separate from the rest of the living space as it means cooking smells and mess are less likely to carry through. Plus a few extra feet walk to the dining room is no big deal.
The lack of bath tub would be a bigger deal for me bit it wouldn't be too difficult to put one in.0 -
Getting in and out of that drive would be a nightmare because of the parking space on the otherside of the road. You would have to reverse in and drive out forwards especially with the fence on the left hand side as you look at it. The double yellow lines outside don't help.0

Not really a problematic layout (no obligation to put your dining table on the far side of the room anyway!). As above, easy to refit the bathroom with a bath if anybody really wanted.0

Thanks everyone! Lots of really interesting points.
I wondered about the quick resale too. Lots to find out. To be honest we haven't been to see it yet despite looking at it online weeks ago, because it seems to have a lot of potential negatives without much positive, from our perspective... Perhaps that's really everything I need to know right there.
And to answer the question above - I'm not thinking hard about onward sales at this stage, but we're not expecting this to be our long term home (we're FTB), so would really rather not end up lumbered with something with no chance of shifting it, for whatever reason.

I would have thought that a combination of small size and layout was putting people off.
If you compare it to this, which is the same asking price, you can see what the market is looking for:-

In the case of the original property, I would definitely be looking at converting the garage into a large open-plan family room/kitchen.
The "dining room" with the world's smallest dining table would then be absorbed, as suggested, above into a through lounge.
Upstairs, it may be possible to get a small bath into the space where the 1 1/2 sized shower presently is. (It may even have been that way originally).0 -
Kitchen has it's own room and no bath, suits me perfect.0

Its the opposite side of the city. Is that a relevant comparison?
