    I had rented a place with same layout except there was no wall between sitting room and hall. I really liked having kitchen at the front, it's convenient, easier to bring the shoppings in, get to be nosy seeing people walking pass, and having sitting room at the back is more private too, I don't really like people know what I'm watching on TV or if I am home. However, our dining area were much nearer to the kitchen i.e., next to the stairs as there was no wall.

    I can't imagine having dining area far away from kitchen in your case, there will be lots of carpet cleaning chores from bringing food/drink back n forth. If you think it will affect the selling in future, perhaps factor that in your offer.

    They've either done some serious decluttering, or never lived there.
    I don't see an issue with the layout although I wouldn't use the dining room as a dining room for most of the time. I think they've probably set it out like that to make it look like two reception rooms when it isn't really. Depends which rooms are important to you.

    How many people actually eat in their dining room? Most will drink/eat in their lounge. Don't know about you, but I rarely spill or drop stuff on the way from my kitchen to lounge. I had a house with the lounge on the first floor - separate dining room and kitchen-diner on the ground floor, and we STILL took stuff upstairs to eat in the lounge!

    The garage space looks massive. You say you are happy with the garage, maybe because of a hobby, or need of large storage space, but if the purpose of it is only to park the car in, when there is a driveway anyway is to me a lot of wasted space, so I wouldn't buy this property.

    The house you refer to has very few kitchen cupboards and there is no mention of space for a washing machine. If is it integrated than that is less storage space. Looks like a poorly thought out renovation to me.

    The layout would irritate me! I would change it asap.

    My inlaws have a HUGE house, but the kitchen is at one end (and a terrible layout, so table is used as workspace and not to eat on) so you then have to walk though a storage area/hallway, a huge lounge, then the dining table is in an alcove at the end of the lounge.

    It is a royal PITA!

    Is there space in that kitchen for a table?

    The lack of bath would also put me off as I have three kids and also like a nice relaxing bath.

    I guess I'm in a (very tiny) minority that actually likes my kitchen at the front of the house, but we tend to buy properties with unconventional layouts ;):p

    However, I would not want my dining room to be so far from the kitchen - although I agree with elsien that they've most likely staged it this way for the purpose of selling - and personally I would be looking to convert the garage to habitable space.

    Our last house - very odd layout, one room deep, all rooms in a row facing the garden - had an odd middle room between eat-in kitchen and snug, that was described as the music room when we bought, but that we used as a dining room. It was 11' x 7' and only worked because our table is 8' x 2'6, lol! Most of the time we had it set up as a 'hall' (it had a door to the garden) with no chairs around the table and a large bowl of bulbs/flowers depending on the season. We only ate there on special occasions :o

    Regarding the bathroom, I'd want to swap the shower for a bath, but it wouldn't put me off buying. Our new home has a (huge) shower and no bath, but we intend to rectify this to our own preference asap.......

    The description says the garage has plumbing for a washing machine.
