It's hard work getting a property ready to sell isn't it.
I remember our mad rush to get our house presentable before we had three valuations for the developers who we part exchanged with. It involved a few long nights painting and patching stuff up but it paid off because we got the amount that we needed for the house for us to move to our lovely new house.3 -
It's a lot, but also many little tasks, which can get picked off throughout the forthcoming days. Is DH able to take on some of the DIY repairs, leaving you and DD to do the others? Not sure if you can / want to rope in DS when he isn't working / looking for work.
Write a list of tasks for each room and tick them off when done.

HI hope the computer problems have been resolved, sounds like you all flat out definitely agree to share the job list - I love a list and cross off when it's done. Never has the same effect when it's virtual. All the hard work will pay off but hope you've got something fun planned for the weekend.

Thanks RS, CMD, MF and HM. Just wrote a long response and lost it! So frustrating!! My work computer problems resolved but I ended up working late.
We are dividing up the tasks - if it involves a drill it's DH's but other than that it is debatable. He fitted a double loo roll holder with integrated shelf today. There's not been one in there since I painted it a year ago!! He's waiting for rawl plugs to be delivered before he can do my new mirrors. My bubble wrap should come tomorrow to wrap up some frame pictures / paintings. I think once we've resolved the cables things will look a lot better - currently it's like spaghetti under our desks / tables. We've bought some solutions - just need to work out what will work the best and send back what we don't need. It involves bending - so we are each encouraging the other to do it LOL. Age!! Injuries!! Decluttering - DD is leading on - but I have the final say - so still mainly falls on me but kind of my own fault as I struggle to let things go. You don't realise how much you've neglected life / home management until you do come to try and sell and then look everywhere with a buyer's eyes.
I have forced myself to return £55 of clothes today - they didn't make me feel fabulous so back they went. DD's sixth form have sent the kids home for a couple of days at a time two weeks on the run now. It is frustrating. Luckily she wasn't one of the close contacts they think of the kids with c19 but still scary. I went to bed for a nap last night as I was feeling under the weather but I feel better today so hopefully it was nothing. No temperature. A wife of a colleague has tested positive but thankfully it's been over 2 weeks since I went in the workplace so hopefully that won't impact me. Just hope she recovers okay and doesn't pass it around the family. Someone else I know is still having issues having been ill in March.
Oh well - back to what I can influence. For 2 weeks on the run now I've kept the grocery bill under control so that feels better. Overspent on house stuff on Am**** though but at least that's for a defined reason.

(If took bigger lump sum = 53.3K or 41.8%)
4) FI Age 60 income target £17.1/30K 57% (if mortgage and debts repaid - need more otherwise)
(If bigger lump sum £15.8/30K 52.67%)
5) SIPP £4.8K updated 29/7/255 -
Returning things is a huge step to overcoming the desire to keep everything for a just in case day.

So much of the things on the list are small things that you probably have lived with for years and after a while, you don't notice them. And then one day, that's it. But the good news is that they are small fixes. Putting the valuation off will give you the time and will ensure you get the most for your house in the long run. Small steps.
