You both handed your forms in on the same night, why do you think you should get preference over him?
If anything the fact you have a small child might act against you as single men don't tend to draw on the walls with crayon.0 -

I wouldn’t get preference over him for any reason other than the preferences of the landlady. He had a heads up from the agent clearly at the same time as I viewed and handed my forms in so it is 50/50 sarcastic comments are not helpful!0

Well yeah, they probably called him and asked if he was still interested as another application was likely to be submitted. Sounds like pretty good customer service!I wouldn’t get preference over him for any reason other than the preferences of the landlady. I am renting at the moment; my landlord was very reluctant to rent to someone with teenagers so I pulled the "my son is not a normal teenager he's a maths geek and is head boy at school" (which was true) card. Which worked :-)0

We can be pretty certain that your "card" had zero influence on the landlord's decision. You're hardly going to say he's a tearaway who will trash the place.
OP, have you still got defaults on your credit file? If so, I hope you've been upfront about them before the agent does a credit check on you.0 -
He didn’t have first dibs he had a viewing and a over a week before he didn’t even asked for an application form until 6 days later so the letting agent had stated to me as he hadn’t gone for it it’s open to others as they can’t wait on one person and refuse other viewings as you may know with renting you have to move fast.
It is unfair that he has been given a heads up as I’m sure if he would of really wanted it he would of gone for it ASAP that’s the part of renting that I’m sure he should of been aware of.
It’s in the letting agents interest to fill a property not keep it open for weeks for one person to make a decision

Am I the only one to find it odd that you even know that the other person is a single man? I've rented multiple places and I've never know if anyone else has applied for it. I'd also like to think the agent wouldn't specify who either. All thats needed is 'There is another application so it's going to the landlord to decide'.0

Yes the letting agent (not the family member) told me he was a “single man” in other words he is renting it alone this only for me reflects there is one income nothing about his personal status clearly that doesn’t matter!
I paid all my defaults off I also never had any CCJS nor have been bankrupt rental credit checks have never been an issue I have rented since. I presume your relating to an old post of mine0 -
