Fair comments I’m sure the the landlady will look at both and weigh up which is more suitable. For anyone with judgment until you have had to rent don’t judge it’s incredibly hard to secure somewhere

Indeed. As one of those 'single men' who had to rent, I can almost guarantee you it was harder for me to secure a future rental home than those with children. Seems it's a buzz word or something.0

This is why I mentioned money up-front.
Last Time we needed to rent, we were a family of three with 2 cats, 2 ferrets a big yellow van to park and no references from previous landlords.
Realising we weren't exactly the most desirable of applicants, we stuck 6 months rent up front and agreed to a higher deposit.
We were also realistic about the quality of house we could go for. For example, no one was going to offer us somewhere that had just been newly refurbed throughout.0 -
I hadn’t thought about offering more but I have paid upfront in the past. I’m awaiting a decision so I will see the outcome and go from there.0

You can choose to apply to rent whatever property you wish, from whichever landlord you wish.
Landlord can choose to accept to rent to whichever applicant he wishes (as long as not breaching discrimination law - race, religion, pregnancy... etc etc ..). It is legal to discriminate on the basis of ability to pay, likelihood of looking after place & getting on with neighbours, probably wear & tear (OK to accept 1 single little-old lady, very neat, rather than a family of 5, with 3 boisterous children & 7 incontinent rottweillers.)

OP It really comes down to the LL choice and just to give you another view from this one above:
As a LL I would probably choose the family over the single male with the reasoning that if the child goes to a local school it is likely to ground them to the property for the next few years.
So hopefully you can see there are so many reasons why one set of tenants are chosen over the next and even every LL's criteria could be different.in S 38 T 2 F 50
