    I've gone back to them and asked what they're playing at. The individual at the letting agent is quite young and (I think) inexperienced, so I'm going to put the initial mistake over the tenancy deposit down to naivety. However, I now believe she's backtracking to save face and actually the deposit has been paid.....


    I will contact the tenants directly to clarify! Their response may determine the next course of action as far as the letting agent is concerned.

    After a brief e-mail exchange I've just had a call from the manager! Think it's fair to say they've been well and truly "told".

    Nothing much, other than lots of apologies and a promise that the deposit will be protected and evidenced as soon as they receive it.


    I also queries why they were waiting until the day they move in. She explained that they've paid a "deposit" - as a lump sum non refundable payment (as opposed to the security deposit) towards all the fees, rent for month 1 and security deposit and the balance will be paid tomorrow before they are handed the keys. I did point out that this created a grey area as to when the security deposit was received, as the lump sum payment already made is undefined in terms of what it covers - hence they assured me they would secure the deposit immediately, to remove any ambiguity. I.e. it will be protected before the date of the first payment.

    If they need you to "tell" them I don't understand why you bother with them at all. It sounds as if you are doing all the work so why pay a bunch of incompetents when you can do a much better job? To say nothing of the time and possible stress you would save yourself not having to deal with morons who might land you in court, if they are incompetent enough. Just a thought.

    You are quite right. I haven't decided what to do yet. I'll get the tenants in first, then decide what to do about the letting agent.


    I ended up doing everything myself with my previous tenants because the letting agent (not the same one) was so useless. The only thing is, I do live 150miles away from the property so there are occasions where it's just easier to ring the letting agent and say "sort this problem out".


    But I certainly agree..... not a good start.... and this is a large national company too, as were the previous ones!
