If the agent is this ignorant of tenancy law, do not trust them with any other legally required actions.
What next?

Personally I'd sack them. I appreciate you've only just changed, but what is the point of paying an agent if they cannot be relied on?0 -

And as most kids are rubbish, therefore you will find that a lot of adults struggle too, so it could take them a HUGE amount of time to find what they are looking for from a reliable source.

So had a reply back to the email I sent. Basically back tracking. Apparently there was a misunderstanding and they meant to tell me that the tenants paid everything on Saturday except the deposit and will be paying the deposit on Wednesday when they move in!!
Hmmm.......
Tenants mobile number is on the tenancy agreement so think I’ll contact them directly to clarify that!0 -

If you can google to find a forum like this and ask the question, you can google the question. It takes less time than registering to post on here. Esp for something that is a legal requirement and it is pretty obvs that the government website is reliable. Plus the op later said that they did google it - it would have been nice to know that in their op - then I could have just said - yes what you found on that government website is correct, you are reading it right and your letting agents are idiots.
Every kid I know is very very good at googling stuff - so not sure where you get that from, as are most adults I know. Let's be honest, most of those who post questions here googled to find mse. Don't make them out to be struggling.
Don't want to be told that - then don't ask questions that are literally the top answer on google.
Plus I did answer it for them as well, I'm not that mean.0
