  • Have you asked the EA opinion, my neighbours house has been on the market for 3months and no sensible offers I was lucky with mine got a offer 1st viewing,.
    But I did listen to my agent and decluttered everywhere, made sure the garden was tidy and set the table in dinning room as it is very small, I wanted to show you could sit at 4 with out being cramped.

    The price is based on a property bubble that has been bailed out with stupidly low interest rates for too long. If location sold it this thread wouldn`t exist.

    Huh? I would suggest you are in the tiniest of minorities of people who would be put off depending on which agent a house is on with.

    You either like a house or you don't and why would anyone care whether it is marketed by abc or xyz estate agents?!? I could understand having a preference given a choice of two EAs but to dismiss a property based on the EA sounds ridiculous.

  • Ignore crashy, he is desperate for a house price crash and has been doom mongering for years...

    There are a few issues, the furniture in the house looks dated (Dont mean to offend), looks like the sort of property I have bought before as a deceased estate... Dark wood is dated, furniture and the doors, new white doors are pretty cheap from B&Q. Kitchen looks awkward, the end of the worktop on the left looks like it is just the chipboard of the worktop rather than an end piece. pop into a diy shop (B&Q are cheapest for kitchens), bring measurements and ask them to design a new kitchen, see if they come up with a good design, think about changing it if they can, suggest gloss white doors, light oak wood worktops. At least paint the banister white, preferably change with something like spindles that will look less like the dated late 70's/early 80's when the house was clearly built. Bedrooms look a good size if a little cluttered, photo 7 in rightmove ceiling looks stained, also white ceilings and white walls don't show the room to the best, carpet looks really old. repaint ceiling, choose a neutral colour for three walls and get some nice wall paper for the 4th wall (Its the in thing at the moment. Make the 3rd bedroom a bedroom not office and loose the old wall paper.

    You need to fall back in love with the property, people are lazy these days and dont want a fixer upper. I know it may cost you a bit but I think ull be better of spending the £7000 developing the property than just reducing the price.
