This looks very small to me, The dining table has to go against the wall, the bathroom looks small (and towels aren't even folded, says owner does not care much), second bedroom tiny with no proper storage room just plastic rack that doesn't even hold all the clothes.
I would not view because it screams "tiny" and "lots of bits to do." Even the description tells me you can't fit washing machine in the kitchen.

So you don't like pic 2? When I am looking at properties I want to see each and every room, no matter what size, shape or form. Irritates me no end when I cant see the en-suite for example.

Honestly - from the photos the house looks tired and cluttered.
The last two photos showing the back garden give a better idea of the space available. Remove photo 2 of the hallway, it looks tiny, cramped and overlooked. You do not need to put up a photo of absolutely every room.
Change the dining room curtains, or at least tie them back. That large window is an advantage, and you can hardly see it.
Remove the fridge magnets, declutter the bedrooms and bathroom. Take down the coats in the hallway at least for the photos. There really should be very little "personal" stuff on display anywhere. I do not mean to sound harsh, and I think you have done well putting a link up here. Best of luck!0 -
Well, certainly got a lot of opinions and I did ask. A few of the ideas suggested have been done anyway but I need new shots obviously. Something to think about anyway. Cheers0

Having had a mooch through a couple of the houses in your area that are up for a similar price, I would suggest that your house is more dated.
The kitchen looks like it needs a redo.
Some of the carpets are an unfashionable colour.
Some of the internal doors and the banisters are dated.
Some of the wallpaper looks like it needs to come down.
I would view your house as a 'mild project'. Sorry if this isn't what you want to hear.0 -
I would hazard a guess your more outdoor people then in, in honesty the layout is not great narrow entrance but a great lounge, tiny kitchen and bathroom that both look like they need updating, back of the property looks great but it's not the prettiest from the front. I think the wow factor would have to come from the price. Sorry0

The housing market is never "dead". For it to die people would no longer need houses. Slow down? Probably. Particularly around Christmas/New Year time.

Will go through pics.
1. Somewhat unloved and a tad stark. I see you have pots with something in - I'd suggest brightening that up a bit. Photo is very much to the right which makes me wonder what is to the left. Nice gap between houses though. Good side access.
2. Sorry - agree with poster above. I had to literally check 3 or 4 times thinking nooooo surely that's not the hallway. It's like a back door into a utility area or something. Not sure what you can do to make it look like a hallway. Actually - where's the fence - is that the hallway? Maybe I'm wrong again! It looks like it should overlook a fence/garden from the first pic. The houses don't look like they should be that close.
3. Way too long and narrow. Is there a smaller sofa or chair? Place it so its back is to the dining area to separate it and zone it off. Know you're not selling the sofa - but a throw or something and new (or plumped up) cushions would look better.
4. Centre dining table. Lots of wood so maybe a clean white table cloth over the table (dress it too if you like with plates, etc).
5. 'New kitchen needed'. It looks very poorly fitted and very small.
6. 'New carpet'. Green certainly isn't to everyone's taste. Hooks with coats should be on the inside of the door, not the outside.
7. Random placed pictures draw my eye to the wrong areas. Has that landing panelling been alternately boarded with white boards? Doesn't look great.
8. Tad unloved - bit 'student let' looking. Had presumed it was an occasional loft conversion but think it might be the master! It's just made me aware of the ceilings looking quite low throughout. Is that a new section of carpet under the drawers? Or some protection thing? If you only make one change to this house - PLEASE change the lightshade!
9. Declutter.
10. Fair enough, although not dressing it as a bedroom will make people think it's smaller than it is. Could do with a bit of redecoration. Ceiling especially looks a bit dirty.
11. Declutter. Not the biggest bathroom so put a few nice choice items out and hide all the rest.
12. Thought the side access was great but this has pointed out it slopes. Not so practical!
13. Best pic by far. Know it's winter, but will mention that section nearest the camera looks 'less loved'.
Know it's not easy hearing negatives, but it's been proven on this board that listening to advice can make a huge difference. I know you're not going to want to redecorate, but you can improve it greatly.
Lots will say 'price' and invariably it does come down to that. Unfortunately I agree with copperclock that it's currently a 'mild project' so it depends how you're pricing it compared with other 'done' properties. Don't know the area to comment on pricing.
Not trying to be negative and pick fault with your house - hope you're able to take some of it on board and look objectively rather than personally.

Not very well presented - clothes could be away/ moved, the bathroom tidier etc, bed neater. Agree it looks dated and tired, but not much you can do about that.
The price is crazy!0
