Debate House Prices

Market state for selling

Just wondering if I am alone in thinking that the property market in northern home counties where we live (South Beds/Bucks) is dead? We have had the house on the market since early Dec '17 and had one booked viewer who was a no-show. He rebooked and again failed to turn up! And that is basically it.
We are with an on-line agent having had 3 valuations from local EAs and the on-line people came up with a very similar figure. There was an identical property sold just round the corner that had a garage conversion and new kitchen that went for 15k more than my asking price (well I am now saying OIRO now but still no interest).
The location is a cul-de-sac, near schools, walking distance to the mainline station, 1/2 hour to Euston, driveway parking for 2 cars.... etc etc. So what's up? Price? I was told that a reduction of 2% will trigger an alert for watchers, but that will mean a 7k drop.

Traditionally the market slowed down in the winter, although with the rise of the internet that may no longer be the case - the likes of Rightmove claim that either Christmas Day, Boxing Day or New Year's Day are some of their busiest in terms of visitors to the site. But then again, they would say that wouldn't they?!?
Also, it may be £7k, but it's still only 2%. You're still left with the other 98%, which is over three hundred and forty thousand pounds. Don't fall into the trap of knowing the price of everything, and the value of nothing.0 -

Great. Pity property is a very illiquid investment, difficult to sell in downturnsIt is only worth what someone will pay I`m afraid.

My first thought when looking at the floor plan was that the kitchen is very small for a 3 bed detached house, appreciate you cant do much about that though without spending ££££ on it.
A lot of families dislike having to eat in the living room, they'd want a separate dining room or kitchen/diner0
