property value

Hi,

I was looking on https://www.landc.co.uk at the how much is my house worth and im a bit puzzled.

It shows my property is almost 3k less than i bout it in 2015, with a higher price of 40k more.

Now if i check my neighbors with is a smaller property. still 2 bed with garage but my place has a big kitchen/diner. Whereas neighbors kitchen is small you cant sit in which basically means they use conservatory as dining room.
Bedrooms are bit smaller than mine too.

How comes the price it reckons is 3k less? Mine too has conservatory.

Is that site not too accurate?

    These sites are only guesstimating, they can all be wildly inaccurate.

    The only true value of a house is what someone else is prepared to pay for it.

    Thanks, I was trying to get a rough idea without getting someone round and then get loads of leaflets through from them etc.

  • I recently looked on Rightmove at the houses similar to mine on my street & the streets nearby. I bought mine for £101,000 five years ago. Same houses now seem to be selling for nearer £130,000, which I think is slightly ridiculous for bog standard 2up 2down terraces. Glad I bought when I did...

    yeah look on right move for similar house on the market now in your area and those that have sold. Always take the cautious view to your own house price. dont think that as the house up the road sold for top wack yours will.

    You will be supprised how poor some of these internet guess the price web sites are, zoopla estimates mine at £60k more than the estate agents say the market price is for it!!

    Remembering that Rightmove, etc won't give you the price paid for the property, only the price it was listed at.

    Rightmove does give the price houses sold for. Under 'sold house prices'

    Completely unreliable.

    Zoopla overestimated one of my houses by well over a hundred grand, and underestimated another by around a hundred grand.

    None of these sites are accurate.

    Rightmove does give the price houses sold for. Under 'sold house prices'

    They get the correct prices; just looked on my street, a house that was displayed as £115k has now been updated and it says £114k
    I bought my house under RTB a few months back, they dont have that price yet.

    The idea might be very rough, as a valuation could be on the high side to flatter you.

    The only reliable data comes from sold prices, listed on Rightmove with a click through to more, on the right side of any local house advert.
