The most refreshing thing about online agents is not being referred to as 'dear' and 'sweetheart', and them assuming I am naive and thick when I'm 50-odd with a postgraduate degree.
Purple Bricks may be annoying at times but never patronising.

My experience of PB is that the EA was not part of the offer process except as a mediator, so they cannot put the offer to the vendor officially (you do that online) but they can discuss and advise on an offer with both parties. But if the vendor opted to conduct viewings themselves then I would expect the EA to be even less aware/involved as that is the lowest cost service from PB.

It should be simple, you make offer, vendor declines or accept, you proceed with next offer or withdraw. The vendor really should be receiving notifications of everything that's happening.

Unfortunately if the vendor doesn't really understand how the system works you are going to have problems. At this point I would try to engage the EA to explain the site to the vendor. Explain how you've offered and asked questions but they don't seem to respond in any way.

Or book a 3rd viewing and try to explain to the vendor yourself.

We were purchasers of a house on purplebricks, it all went smoothly and far easier and quicker than going through a traditional agent.
Only word of caution is do NOT use their on-line conveyancing service, absolutely dreadful and not recommended
  • Because I contact them for updates and they are fab and often rely stuff from the solicitors

I contacted them today and the helpful chap on other end said he will call the vendor and confirm.

He also told me that they had 18 viewings booked but only 4 actually happened. Wouldn't give me details of the offer they rejected though due to some ruling.

Totally agree, the EA is acting firstly for their own commission, then for the buyer, then the seller.

    ...

So, if I were to sell again, I would use Purple Bricks so that I could maintain control and negotiate directly with the buyer.

... but surely you agree that PB are out to act primarily for their own income, too? If not, why not?

It's a business. The prime aim of a business is to make a profit, otherwise the business fails.

My experience, as a prospective buyer, has been poor from start to finish - the system needs to change!

    1. They offer you all these options for a viewing, so you pick one, perhaps at random. You then get a message saying Sorry, can't do that time. So you pick another time. Nope, not that one either. (So why did you offer it, then?!) So then you receive an offer of a viewing time and are by now so desperate just to see the property that you accept it even though it's really inconvenient, and reschedule all the other viewings around it, thus causing everyone else a lot of unnecessary bother.

    2. They expect you to supply them with ID papers - you know, the sort of thing scammers are always after so they can commit identity fraud - but don't provide any secure way of uploading them.

    3. If there was a helpful guide to prospective purchasers on the website about how to use it, I totally missed it.

    4. The message feature on the website allows you to see at most a couple of narrow lines of what you are typing - this being possibly the most significant purchase you will ever make, and you can't even see enough to get your thoughts together properly!

    5. The website is difficult to navigate if you don't know what you're doing.

    6. Plus there's the whole problem of the lack of communication mediated by a human being, which normally - if your EA is any good - ought to ensure that both parties are on the same page, have the same expectations, etc. An algorithm just doesn't cut it.

    And so on ...
