Purplebricks

Hello Folks,

Apologies if this has been asked before. All my Google searches led to same purplebricks marketing pages.

We first viewed a property 4 weeks ago, a week later I called PB to ask a question which they said they will pass to local EA. I didn't get a call for 2 weeks. In the mean time we had arrange a second viewing online and got the question answered direct from Vendor.

Local PB EA called a week after 2nd viewing in response to my query. I told him he was calling too late but we talking and I made a asking price less 20pc offer. He didn't call me for a week so I rang him a week later and he said the Vendor
hasn't ruled my offer out but got another offer closer to asking price so is considering both. I didn't quite buy that, what is the point in considering my offer if you have a higher offer already.

After getting a discussion here on my another thread, I made an online offer on PB website for first time which was 10K more than what I said to local EA on phone. Got a call from PB next day asking if I had heard back from Vendor, I said no and they said they will chase with local EA.

I have a feeling that there is a disconnect with local EA and Vendor isn't very clued up with online side of things. Also Is it possible that I may have confused the EA by phone and online offers.

Anyone offered and negotiated online on PB?

On PB it just says your offer is being considered.

    Yeah well..... B. Vendor pays a cheap price and gets a cheap service.

    Drop a letter with your offer through the front door.
  • Yes, i found it all very easy tbh. Much easier and more transparent than going through a high street agent. You always have the vendors details, so can contact them direct if necessary, by email, text or phone. Log into your Purplebricks account that you'd of set up to make the appointment & all the info is there. Good luck!

    I did think of doing that and was wondering if it will be seen as desperate. I will drop it now though.

    I don't believe local EA because he sounded like he had no clue about area or even viewed the house properly himself. I justified my low offer and there was little challenge from him.

    Upon second viewing the vendor casually mentioned that we were the only viewers so far.

    Agree in principle but so far we have had no reply to any of the questions we asked by messaging via my purplebricks. When we asked about it over second viewing they pleaded ignorance. She said she just gets emails to confirm viewing time.

    Calling PB is a waste of time, no matter the question they want to book another viewing.

    The number is not online. I will post my offer for peace of mind. If still no reply then we will move on to other shortlisted properties.

    Personally found PB really easy to use

    Much preferred it to dealing with an agent

    Maybe your vendors aren’t so clued up on it and would have benefited from using a traditional agent

    "Traditional" EAs are typically paid bonuses based on houses that they sell. So they will work hard to do things like getting your questions answered, in the hope that you will make an offer, and go on to buy.

    PB EAs are probably paid bonuses based on the sellers they sign up. So they are probably less bothered about getting your questions answered, and getting offers.

    The PB EA may be focusing his/her efforts on signing up new sellers, rather than supporting buyers.

    Yes but with PB you have the option of asking the questions direct to the vendor (or at least I did)

    Rather get the answers straight from the horses mouth so to speak than the jazzed up version from an EA

    This works both ways as a seller I’d rather my viewers got honest answers rather than the jazzed up version. I’ll let my house sell it’s self rather than a commission based salesman try to flog it with their patter
