    Yes you will have caused confusion by offering to purple bricks and the local EA. And with different amounts as well? Even more confusion caused.

    I would call local EA and say you want answers to your queries, follow with an email of them all, by the end of the week or you will cease your interest in the property and move on.

    The only formal PB offer was made online but since the vendor has never replied to any of the online messages I doubt they are even seeing the offer.

    Local PB EA is a bit useless in my experience.

    From a buyer's perspective, we have had very mixed experiences of Purple Bricks.
    If the vendor handles emails and calls themselves, then the process is very simple. However most of the PB agents we have come across are clueless and make thing up as they go along.

    ... as long as you understand the difference between what the EA tells you and what your solicitor tells you.

    You cannot rely (in a legal sense) on anything the EA says or writes - it's all 'subject to contract'. If it's misleading/wrong, you have no recourse.

    But you can rely on information that comes via solicitors, because it will form part of the contract - so you could claim damages, if it turns out to be misleading/wrong.

    IMHO, Purplebricks is a breath of fresh air into the traditional estate agent "service" that, probably, has largely meant what has been best for the estate agent, and not the vendor.

    If the traditional estate agent isn't prepared to move with the times, they will probably, largely, disappear from existence.

    However, IMHO, there will still continue to be a market for the, largely, foolish people, that still believe that their local estate agent is actually acting 100% in their best interest, and not acting largely, if not fully, in their own personal best interest......commission, commission! :p

    Why are they providing after-sales support to you, when you didn't hire them to sell anything?

    Totally agree, the EA is acting firstly for their own commission, then for the buyer, then the seller.

    My selling agent (local high street) persuaded me to accept a lower offer on a property by what was going to be a 'cash buyer who could complete within weeks'. Turned out they didn't have the cash, and hadn't even put theirs up for sale, they sold theirs 6 weeks later, that fell through, sold it again, and we are now nearly 6 months in and still haven't exchanged!

    So, if I were to sell again, I would use Purple Bricks so that I could maintain control and negotiate directly with the buyer.
  • I completely get the concept and cutting the middle man is a welcome strategy. They are basically providing a clever platform and letting the customers self serve in many ways.

    I would be happy if the Vendors were a bit clued up or if the local EA was totally cut out of the process.

    The more time goes by the more market places like purple bricks will take over (can already see by the figures this is the trend).

    Estate agents 50% of the time are annoying to deal with. I just put in an offer and had to spend 5 minutes of drama with an estate agent because they felt it wasn't a high enough offer, i just want to put in the dam offer its very frustrating and such obvious tactics to try and get me to offer more. No wonder estate agents are one of the most hated professions.

    With purplebricks when you put in an offer there is zero drama, you type in figure and click send, done.
