Suicidal washing machine caused property damage, how to proceed?

    Is it the landlord's washing machine that has apparently failed and caused damage to the landlord's kitchen?

    Perhaps your landlord, or his insurance company, should resolve this to his satisfaction.

    Nope, its our machine now. We decided to get ourselves a larger one than he provided. Especially since the 8kg one which was here when we moved in broke and he replaced it with a 6kg one - we had been really struggling to keep up with laundry in that thing.

    But the damaged kitchen cabinets, hob and oven belong to your landlord, right?

    You might be wise to ensure that damaged caused to your landlord's property by your allegedly faulty washing machine is repaired to his satisfaction.

    Have you involved your landlord in discussions yet?
  • Did you have the LL's permission to "install" your own washer?
  • was it a dry wash as the floor looks kind of dry to me?
    Why wouldn't the floor look dry?
    A washing machine running during the parts of the cycle that involved a lot of water inside it (the pre-wash, wash or rinse) would only have the drum rotating at low speeds and any fault with the drum bearings or drum balance wouldn't cause much in the way of vibration.
    It's only once the water has been pumped out and the spin cycle begins that the drum would start its fast rotation (somewhere in the 600-1200 rpm speed) that any imbalance would cause major problems and if the fault occurred at this time, there would be very little loose water inside the washer.

  • I don’t understand the relevance between the dishwasher being out of operation and not being able to use the kitchen as a result - can’t you just use the sink?

    It just seems a bit odd, the kitchen is not good to start with.., and you are looking to repair/replace all the LL's items?

    I do agree that families do cope with just a microwave (read homeless families) for years if they have no option so you may get reimbursed for takeaways etc but don't be surprised if it doesn't happen.

    I believe that Wickes do a very similar kitchen to the one I see (probably best looking at cost of replacing like with like) as I had a kitchen from there that looked very similar (you can buy replacement cupboard legs too as a cheaper alternative). But agree that from the one picture I can see on the link, it looks more like a repair job. I understand you are saying there are more pictures but it doesn't look like there's much more to the kitchen lol. You may get the oven replaced but again, it doesn't look expensive. Having it so untidy won't help you. Doesn't give the impression of someone who cares about the kitchen which will also downgrade any payment I would suspect purely on a psychological level.

    You might have to get receipts from your LL to prove the cost of what has been broken. But if its not new, you may well just get back part of the cost for all the irretrievably damaged items.

    The LL may say the ruined kitchen is your responsibility as its your washing machine that caused the damage.

    So I'd be looking at replacing items as cheaply as possible, repairing what you can. I think the money the manufacturers will pay will be minimal. But what you had was minimal I'm afraid.
