Surely I am not the only person.
We sold way back in September, very small uncomplicated chain. Everybody (EA's, mortgage brokers, solicitors) certain we would be in before Christmas. But now another ***** delay!

I wouldn't say September is way back. 16 weeks is the guideline. You say small, I class small as 2 properties being sold. If we are talking 3 or 4, that would be mid-range and I wouldn't have expected to complete before Christmas.

September is only 3 months ago. A small chain does not necessarily mean uncomplicated. All the professionals may have thought you would be in before Christmas, but it depends on how fast information requested is provided, whether there are discrepancies in title deeds or mortgage offers. Whether everyone plays their part by filling in forms promptly and providing full in-depth answers to queries, along with evidence if needed.
  • Estate Agents will tell you whatever you want to hear. Mortgage Brokers don't have any idea on this; listening to them would be like listening to the postman. Your solicitor should have had more sense than to say this though.
  • Why does everyone want to move before Christmas? Removals are harder to find. If there's something wrong, I.e central heating not working it's harder to get tradesman to come out near Christmas and especially difficult over Christmas.
    Current Mortgage 01.10.17 £113,513.88

Overpayment Target for remainder of 2017: £2,000

Be surprised if they actually did.

    Agreed.

Particularly in this day and age when such a "meal of it" is being made of Christmas and it's around a fortnight of things "not working as normal".

Add you certainly need at least one tradesperson in immediately when you move - ie the locksmith to change the locks (unless that's something you can do yourself).

Our offer was accepted in June and really still no further forward, titles are now with the land registry but it wont be till after Christmas before we can restart our mortgage application as our offer expired. Rome wasn't built in a day ( because I wasn't foreman) :)
  • There was us and the people we were buying from in our chain. Uncomplicated, no issues. Still took 3 months from offer accepted to completion. Frustrating as we were all ready to go but just the way it is ( and slow solicitors!)
This close to Christmas I don’t think I’d want to move tbh.

We are 4 months in and our buyer and their solicitor have gone onto 'radio silence' for the last 3 weeks. I suspect we will hear nothing now until after the New Year celebrations have finished.

It's the not knowing that's the worst part of buying and selling houses/our homes.
  • It's not all it's cracked up to be. We completed on the 8th and wanted to do some essential works before we moved in at the end of our rental tenancy (the 17th) - however, we're in the Midlands and the snow this week has meant we've got practically nothing done on the new house as we simply haven't been able to get there. That on top of Christmas has been a huge headache.

You're better off chilling out and enjoying Christmas instead of running about like headless chickens like we are!
