    Have you checked all your entitlements on benefits and child maintenance? You may be able to afford to stay
  • Ive checked everything and there is no way I can afford the rent. I actually sold my house last year to rent the house we are in. We paid a few things off, off of the sale and just enjoyed the rest! I'm in a old farmhouse, costs a fortune to heat, its oil heating! and its just too big for myself and my daughter. I am happy to move, new year new start. I have checked universal credit and im in the process of checking how much I will get from my ex. This is all new to me, never claimed a penny in my life. I work full time. Horrible situation to be in before xmas. He has forced me to put in the notice to our current landlord so have to be out for the 1st Feb. This is why I am stressing about the tenant credit check.
  • circumstances can be taken into account. I'm a landlord and others will consider especially if there's nothing overly alarming on your credit record. Can you offer a guarantor as a backup?

    They can't check your record, only public records (CCJ's, bankrupcy, etc). AFAIK, to check your record, they'd have to be money lenders themselves (ie. contributors to the history).

  • thank you for your advice. I have no family, apart from my son who is 23 with a home of his own and my daughter. My son said he would be guarantor if need be, but I don't want to ask him. They are just waiting on my work contacting them to do the affordability check, which I can afford. Then I will be told. Need to find out soon, my ex is making life horrible for me and our daughter. Not a nice situation to be in before xmas.
  • 100% if you have a default you will be fine, i had 2 defaults and passed the credit check with a number of agencies. Don't panic! :)
  • I have no CCJ's and im not Bankrupt. Just these defaults. Fingers crossed I hear tomorrow. I am so sick with worry. Cant sleep, eat and god knows how I am functioning at work, but I am!
  • I passed the credit check. However, never got the house because the postman, a few months ago put one of my letters through my landlords door and it was the debt collection company I have been paying with a statement and she went crazy as she opened the letter. So even though I have paid my rent every month, on time, looked after her house like it was my own, decorated it and new carpets she gave put this negative feedback information on the report. Gutted!!

    Oh, can you request a copy of her reference from the LA, they can charge £10 to give it to you, but cannot withhold it.


    If there are any lies in there you could threaten to sue for libel if an agreed reference isn't made going forward.
  • I've asked to see a copy of the reference and they refused saying this is personal information. They disclosed this info to the new potential landlord and he said he didn't want me as a tenant. Makes me seem really bad. I have 2 defaults. I pay my credit cards, loans and rent on time. I work full time. My boss let me see the one he wrote and it couldn't have been any better!
