How odd. My brother is a builder and when he does work for me I always pay him. If he did the work for free then I would be depriving him of other jobs and an income. How can he pay his bills and mortgage? She sounds a selfish mare. You deserve better.

Your girlfriend is taking advantage of your skills and generosity.

If she were your wife it might be a different matter as I would hope that, like most other couples, you would share expenses and outgoings and reap the rewards of your joint labours, but how do you know she won't drop you when she's got enough properties, all nicely modernised and repaired by you?

I assume that part at least of her property portfolio is already let, in which case your girlfriend is collecting rent. She could probably use the cost of repair work as an expense against the rent and thereby reduce her tax liability. Has she/have you not thought about that?

If she is doing this commercially, you should absolutely get paid. In addition to your time, it is also your liability. If there is an issue with workmanship, damage to persons or property etc. it will be your public liability insurance and reputation on the line so you deserve money for this risk too.

She is only your girlfriend so deal with her as if she was a client.

Why not, if your gf is making a decent profit, then you should too. Presuming you still need to work and earn a living I don't see why not.

My partner runs a non-profit company, and I occasionally do IT consulting / IT repair work for them. I charge them my standard rate for non-profits and bill accordingly. She wouldn't have it any other way.

Because she's my partner, I fix her laptop for free at home / slightly underbill my work hours / do the odd small thing for free. As mentioned above my reward is her happiness / success of her company. However, any callouts to the company offices / formal work undertaken etc are charged at standard rates.

A big help is that she has delegated another member of staff to be my point of contact and this person is responsible for contacting / contracting me / calling me out / supervising me / acting on my recommendations / dealing with my invoices. Helps to avoid appearances of conflicts of interest.
