That conservatory almost certainly doesn't meet the building regs for an extension which means that there should be an outside door between it and the kitchen. It also means that it will get cold in the winter and suck heat out of the kitchen. So you can't properly use it as a dining room which is how it is set out. Which means that you can't get a table either in the kitchen or closer to it than the back part of the living room. So don't get into the idea that you can use it as it is set out.
The loft room won't meet fire regulations which is why the house is being sold as a 3 bed. The only difference between that loft and a normal attic could be just the windows and a fixed staircase. There may only be boards laid over the ceiling joists of the room below with carpet over it so not a usable room just a store room like other lofts. Not living space. Do you want to pay extra for a loft with carpet and windows?0 -

Lovely house however need to know why it’s priced low/is it the area? The estate agent gave us rubbish answer of not being from the area so was clueless

That estate over the road isn't great but it's certainly not the worst in Leeds or the surrounding areas. No matter where you live in Leeds you're never far away from council or ex council estates, some are better than others and locals know where they would and would not be comfortable living. The OP is doing the right thing in asking and I'm sure will find somewhere suitable.0 -

In terms of area, I'd say this is quite nice (assuming you mustn't mind being close to an A road as you're viewing it).
You're a short drive from a retail park with a large Sainsbury's, some nice shops just south (Street Lane/Harrogate Road). It's near Meanwood, Alwoodley, Roundhay - all good areas.
If you have the time to do quite detailed research into area stats check out the Leeds Data Observatory. There are some good maps displaying things like deprivation down to quite small areas.0 -

Just around the corner from where we used to live! We were just on Harrogate Road, towards M&S.
The biggest downside with that one will be the noise from the ring road. Every now and then you do get neddy little !!!!!!s screaming up and down the road in their badly pimped Vauxhall Corsas. But because of that you get a lot of house for your money.
The Carr Manors (someone else linked to a house there) are definitely worth looking out for - there are a lot of houses that come up for sale on there, simply because there are so many of them. There's not a huge amount in the way of facilities there (no neighbourhood as such) but 5 min drive from Meanwood and its Waitrose, or Sainsbury's at Moor Allerton Centre.
The LS14 house you linked to is getting close ish to Seacroft, but from friends' experience the main problem with that area is schools. There's a bit of a North Leeds vacuum around LS8/ LS14 where there's just not enough supply, so a few of my friends kids have been sent to schools 8/9 miles away. If you aren't planning kids immediately, don't overlook it.0 -
The location isn't bad - close to good Primary and secondary schools, local facilities etc but be aware that the Ring Road is due to have huge works in the next few years - the A61/A6120 roundabout is due to be improved and a new road built to the East to join up to the A1 which will only increase traffic

Very helpful reply. Neither myself or husband would have known that as we have zero experience in any form of building work. We can just about hang a picture up!
The agent did mention the reason this house is not selling is because it’s close to ring road and the vendors have been getting negative feedback as a result they’re now open to negotiation offers. Hence we thought let’s have a look and see again what the area is like and whether the premium postcode is worth it.0 -
The LS14 house; we saw another house just few doors down and the couple had sent their girl to “roundhay primary school”. Now they’ve suggested to us is that we ring the schools around if we’re interested and speak to them about the catchment first as well. I need to find out how that all works too0
