house renovation costs

found a house that needs a fair amount of work. house is a 2 bed terrace house. it will need a complete new heating system, damproofing, windows and doors, plastering, new bathroom and kitchen and decoration throughout.
we have renovated a property this way before but we did everything the expensive way instead on a budget. this time we intend to do it budget style but will still ensure gas safe etc.
what kind of budget do you think is reuired to complete all this work.

    Start with the surveyor for the party wall insurance and work from there. Whatever you think it will be it will cost double.

    For a rough estimate on a standard north west 2 bed terrace I would estimate at least £50k

    I would reckon less, something around £30k

    10k for heating system and windows/doors, 3k damp proof course maybe, 2k plastering, 4k bathroom, 8k kitchen, 3k decorating. Maybe 3k rewire. Well under 50k anyway. We did a lot of work in our 4bed bungalow and it was under 35k.

    I'd have said 30k, but too many unknown variables - like how much work will you do. You've already done an expensive, one, just list the works and put rough prices against it.
  • There's also the area factor:

    a. You might be in an area where dear rates are applicable directly.

    b. You might be in an area where rates are cheap to reasonable on the face of it - but the average standard of workmen is such that you might land up having to have some work re-done.:cool: I've had to have some work re-done and gone through 4 decorators now and still not found the replacement for the decorator I used to have before moving (as none of them have been anything like his standard yet).
  • How much are you planning to do yourself?

    I you're going to use tradesman rather than DIY everything the area you are in will have an effect on prices (labour is cheaper up north than in central london for example).

    If you have already done one renovation "the expensive way"...follow the same pattern and just buy standard fittings...

    You probably wont find you save yourself huge amounts of money basically because most of anything in the structure should cost roughly the same as before.....plastering and electrics etc dont really come in at too much of a cost you can "do cheaply"....where you can save money is the perhaps on the fixtures and fittings within the property...ie the kitchen and bathroom....again if you can cut labour costs by doing some yourself thats where you will make savings.

    Whatever you set your budget at add half again for all the things that crop up along the way.

    I'm always very wary of saying a figure on how much this type of thing will cost...our last one was just under £50k all in.

    It also depends how quickly you want everything done and how much work you are prepared to do yourself...

    The question I suppose is....throw your figure into the ring and others may say if its achievable!

    Yes I couldn't remember what it was called but because they are doing extensive renovations on a terraced house they will need some sort of party wall thingy whatever it is called.

    A party wall agreement? They won't, unless they're planning to cut into, cut off, add to a party wall or build an extension within 3 metres of someone's building.

    General works of the sort that the OP lists don't fall under the Party Wall Act. It's almost always extensions and loft conversions. You're allowed to do plumbing, electrics, plastering and attach things to the wall.
