I am quite sad as our flat does not sell :(...

A bit of our situation:
We bought our flat 1 year ago, as house prices were increasing every week and we wanted to enter into the property ladder. However, at that time the houses were selling in less than 24 hours, and I think we didn't think very carefully and after being out-bit in few houses the pressure take over us and we offered in a flat. We add to offer above the asking price to secure the flat and we finally got our offer accepted. The flat is ok, however it doesn't have a garden and my 7 Years old is finding it more difficult than we predicted to live without a garden.
So, in August we decided to sell the flat and buy an house (we have been luck that we were both promoted in the last few months, and so we can now afford a bit more). But after 2 months on the market and few viewing (9 views and 2 second-time views) we still didn't get any offers :( We have seen few houses that we could afford, but as our flat doesn't sell we cannot offer :( Estate agent says that is still to early to reduce the price, as there are very few options at this price in the area and the flat is in good condition and doesn't need work, but the truth is so far we didn't get any offers... :(

I don't really know what we should do. We do want to move to a house, but if we reduce the price too much we will not afford an house... :( What would you do in this situation?

    If something doesn't sell in an area where property does usually sell then it is usually down to price. How much are you asking? If you offered over the asking price when you bought you are unlikely to get more for it that you paid and you might even get less.

    If you look on Rightmove, what other properties can potential buyers get for the same money as your place? This will give you the reason why no offers as yet...

    I`m sure plenty on here would have told you it was the best move you could ever make. Spend more time in the park and pay down your mortgage debt ASAP in case rates start to rise IMO.
  • People looking on Rightmove will be able to see that you bought the flat last year, and that means they'll be wondering why you're selling so quickly. Many people are like you, they find out they don't like the place, but to those thinking of buying it makes them wonder if you've discovered some expensive problem that you want to avoid.

    Like the others above said, you can put the link to the listing up, although be aware that you may not like some of the answers (especially if they're about your taste in decor).

    I original thought the estates agents were suggesting a quite high price. But I got 3 different valuations and they all came up with the same value. They say there are very few options like our flat in the area at this price. However it is not selling, so I believe it is partially because of the price...

    I can only add to the point above about people wondering why you're selling so quickly. My first suspicion would be nightmare neighbours.

    I understand that, if I was looking for a property I would also be suspicious if it was selling only 1 year after purchasing. However, fortunately that is not the case. I don't know yet very well any of the neighbours because we are quite shy and do not socialise very much, but I am actually very surprised that is so quiet to live in a block of flats (that was my only concern when we bought).

    We are only trying to move to get a house with a little garden, and because our situation changed and hopefully we can now afford an house.

    We got a view today (second time) so I'll wait until Tuesday to see if we have any news. If not I think is time to meet with the estate agent and come up with a plan...

    Might be the agents you're using.
    Why not get a friend to pretend they're seeking to buy somewhere and see how the agent discusses the property with them? I expect they'll mention hot lists and only getting onto the hot list if you see their broker etc.
    Kitchen is also quite dated. It also depends how much you've added to the price since you bought it, if you haven't done anything to it I'd question the increase. I wouldn't view it because of the look of the building if I'm honest.
    Still quite far out from the city centre too.
