    I would be put off by "offers over". It doesn't seem to leave potential buyers any room for negotiation in their favour.

    goodwithsaving, thank you for your reply. I didn't understand very well, there is any issue with the estate agent I am using? I've never used them before, but they seemed to be good that was why we choose them...

    We didn't do anything to the house! But we are thinking to change the boiler as although it works well it is very old and we think it may help.

    About the building, unfortunately we cannot change that :( but I completely understand what you are saying... When we view the flat I also didn't like the building, but I liked the flat internally (specially the size of the rooms), the location and the price of course (this is a very expensive area)... but yes, I do know that the building will be always a limiting factor to sell this flat :(
  • Instead of going through the hassle of changing the boiler, reduce the price to cover it.
    Maybe paint over the purple wall and freshen the place up.
    I know the area well and know it's expensive.
    Why not see if you can change the kitchen doors to brighten up the kitchen? IKEA ones aren't that expensive. That'll make the kitchen look newer and would help.
    Worth a try.

    Thank you very much for your suggestions! I didn't think about changing the kitchen cupboard doors, but that seems a good inexpensive idea. I'll have a look! I thought in painting, but then I thought the people that will live here would prefer to paint it to their own taste... I'll check that as well :)

    I`m sure plenty on here would have told you it was the best move you could ever make. Spend more time in the park and pay down your mortgage debt ASAP in case rates start to rise IMO.

    This eminent wisdom comes from a 50-something man who lives alone in a bedsit in Edinburgh, having sold up in the late 90s – just before a 20 year property bull run.

    He missed the buying opportunity of a lifetime in 2008-09 and seems to be just a little bitter.

    Take his economic advice with a pinch of salt.

    I too think the flat history looks suspicious because it's turned over so many owners in a relatively short space of time, but I also believe it's a marmite property just waiting for the right people.

    While local schools are fine, I don't think this is a property that's going to appeal to people with an older child for the same reasons that motivate you to move on.

    You're therefore looking for young professionals, but many of those will be put off by the 70s styling and the fact that it's a trek to the city night life. There will be a few, however, who want the quiet of that area, and who won't be able to afford flats in say, Bathwick, or wish to go down-market into the likes of Twerton. :eek:

    There's nothing wrong with Allen & Harris, who've been around donkey's years, but if you decide to switch agents go for Andrews; not the most likeable, perhaps, but they shift property....or at least they did when I was living in Bath.

    Updating the kitchen doors is a possible, but I wouldn't change the boiler. Rather take £5k off the asking price and forget the offers over and buyer's incentives. Keep it simple, and apart from your child's bedroom, try to keep toys and kids' furniture etc out of the photos if you have them re-shot.

    Errmmmm! For a start why on earth do you have on the description saying about an open day......in August! You are promoting it didn't go well! Get it changed straight away.

    Also no room sizes on floorplan. Does the bathroom have a bath?

    Sack the EA.

    Selling after one year would worry me.

    Buying my first house in Bath was indeed the best move I ever made, Crashy.

    Scared the willies out of me when the interest rates went skywards, but had I not committed to something, I couldn't have sold it 10 years later for 6x the price I paid.

    There were always risks.

    You bought it for £185,500 less than 12 months ago. On your own admission at a high price. Now you asking for offers over £200k. If you want to sell it quickly. Price is the key.

    Though unlikely you'll be out by Xmas. So might be best to sit tight. Even take it off the market until the New Year. Then remarket the property at a lower price.

    Better advice than some fool continuously saying for years don't buy because house prices are going to plummet........

    How is life renting and paying off someone else's mortgage anyway?
