You give people way too much credit. Most men pee on toilet seats rather than lifting it up. Most people wouldn't be able to point to Germany on a map. A good % of people won't know which is greater: 1/2 or 1/3.

In London (and probably elsewhere in the country) people earn about £2K a month. £1K of that goes on rent/mortgage/bills (possibly more than £1K). £500 a month goes on socialising/alcohol/cigs. That leaves £500 for eating and clothes.

Investing isn't something people budget for. Most people live month to month.

If you have money to invest, and you are investment-minded, you're a rare beast.
I think this must break the world record for the highest number of gratuitous generalisations in a single forum post!

I neither agree nor disagree with the suggestions in your first paragraph but feel free to quote your sources if you're seriously contending that they're factual rather than just hyperbole.

However, the assertions in the second paragraph are self-evidently massive generalisations - no doubt there will be people in London who earn £2K a month, and that may even be close to the average, but that, and your fictitious analysis of how it would be spent, can hardly be presented as one-size-fits-all fact. You may be trying to make some sort of sociological or humorous point with your view that people allocate money to "socialising/alcohol/cigs" before that leaves residual funds for essentials like "eating and clothes" but again it would undermine any attempt to be taken seriously.

On the plus side, I wouldn't disagree with the statement about investors being in the minority!

Or it could all just be a wind-up, ha ha....

We must mix in completely different circles, I don't think that I have ever met anyone that wouldn't know where Germany was.

Although I did spend some time working on type 42 destroyers.

I'm not joking about any of it.

    - The average London wage is £34K, which is a take-home salary of £2.2K.
    - This study by the Institite of Fiscal Studies says that 40% of London's salary is taken up by rent: http://uk.businessinsider.com/generation-rent-londoners-spend-40-of-income-on-rent-says-ifs-2017-10
    - So if you include bills, that's over 50% of their salary on rent and bills.

And people don't "allocate" money to alcohol/cigs/socialising. They simply spend it and hope at the end of the month they haven't spend too much (assuming they have the courage to look at their balance).

I am curious as to why you think I am joking about all the facts I have stated.

The chances of us having the same associates are incredibly remote. And I'm not talking only about people I know (although they are included). I am talking about most people, as I said.

Compare that to a house a bought in London in 2001 for £98K. Sold it this year for £378K.

Property is, and always has been, the best investment.

Was the property bought with a mortgage? If so how much interest was paid over that 16 year period. How much were your purchase and selling costs. Net profit is what matters not headline gross.
