Seriously, please do not ask Crashy for valuations. Look up his posts over the last few months. If other vendors had followed his advice you will see that they would have been tens of thousands of pounds out of pocket. He never once said 'sorry'.
He also says everywhere is overpriced, regardless of where or what it is. FYI he is a man in his 50s, who rents a bedsit, having sold up in 1996 in the belief that house prices were about to crash again. They've since gone up by between 4x and 10x, and he now needs to impoverish other people to make himself feel better about his appalling and irrecoverable judgment.
The only critical thing I'd say about your house is that the interior styling is out of keeping with the exterior. Inside the fireplaces etc make it look like a Victorian rectory, until you get to the windows, which remind you it's actually a 1990s new-build brick cube. That may put some people off (although that said, most people will redecorate anyway so it barely matters what you're redecorating over). As a single man 30 years ago I was put off buying houses with Spiderman wallpaper in the bedrooms because I'd have to remove it before I could stand to use the room. There's a bit of that here so that type of buyer would probably still be put off. Otherwise though the condition looks good and points to everything being well maintained and up to date, which is a selling point. Buyers should be encouraged at the low risk of having to spend money on all the things the vendor's stinted on fixing properly because they knew they were moving (which happens).0 -

I think your house looks nice but the bedroom measurements are very tight. None of them even manage 8ft across and that will make them feel small. A dealbreaker for many and would put me off personally when for £10k less, you can get this place:

It's bigger all round and, whilst the finish is not as good as yours, finish can be improved over time and as budget allows. Room sizes can't.
I'm assuming the area is much the same as I'm not local but unless that second one was in a warzone, that would be my preferred option.
Now if yours was coming in at the same price I'd be giving it harder look because with yours, I wouldn't have to plan to pay for a new kitchen

I'm not sure if I've understood that correctly but the house you wanted was going through the selling process for 18 months before it fell through??
It went up for sale and sold sometime after Mar-16. I'm not sure when it fell through, but it came back to market in Jun-17 and we're just about ready to exchange now.

Sorry, but Crashy is right. It’s beautifully finished, but you’re competing with other £200k+ houses, which have larger gardens and a second reception room (and maybe a garage). I bet you’d get more interest at 199. 220 is an awkward amount because you have to offer more than the circa-200k competition and also have people looking who are also viewing bigger 230k properties.0
