08/02/21: Buyers pack returned to solicitor - sellers packs already returned

Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion

Our house still hasn't sold
we dropped the price today - I wanted to do it earlier but couldn't get through to the agent.
The house we want to buy has had 2 offers today which are close to our offer-the vendor is going to think about it over the weekend.
I feel so disheartened, 1 because our house is obviously not as attractive as we thought it was - all other houses in our area, and price bracket have been snapped up! 2. Because we really wanted that house!
Anyway we have 3 new viewings this weekend...0 -

Best of luck, and try not to be too disheartened.
Perhaps it is not that your house is not attractive, it is that the price was too optimistic, particularly given you wanted to sell quickly.
In the current market accurate pricing is critical.0 -
Sit down over the weekend and work out where you can offer to and also where you can drop your price to. and still get the deal to work. that will help you better to establish if you can really afford this place or not, dependant on what you offer or what you can accept.
Missing out because of another bidder is a bit heart breaking, but if it turns out that this house is actually out of your price range then you might not feel so bad.
Please go back to the agent and ask them to ask the vendor if they would do you the courtesy of getting back to you before they accept any other offer as after the weekend you might a) be in a stronger position or b)be willing to up your offer.
As I said previously it depends on how proceedable the other people are against how much the vendor might want your extra bit of cash.
Having several people in the mix, might help you somewhat as it might slow the process slightly, but then again a bidding war might ensue which could take the property out of your price range anyway.
Don't get too blinded by this property others will come to the market at some point.0 -

Thanks for the support everyone. We have about 10k leeway now we have lowered our price, but considering the other property needs a complete renovation I would feel safer to have it to put towards that.
I think we will see what happens this weekend and then look to go back on the market next year, with an open mind on what we might like to buy instead.
Here is our house - open to feedback! All the feedback we have had so far is that it is too small which is fair enough. Literally everything is new in the house including gutters, boiler, windows, kitchen, bathroom, rewriting, plastering! So you can see why I'm sad it's not sold yet we have put a lot of love into it!

Why is the EPC rating so low? I am currently looking at buying and I am actively looking at EPCs as part of the overall consideration. Is there any way you can improve the efficiency of your home - or do you know what is causing such a low EPC rating0 -

The people that write these things are muppets, The EPC that was recently done on our house, stated that there was no cavity wall insulation and that there was no insulation in the loft and that the windows were single glazed.
I pointed out that the walls were actually solid walls and you didn't even ask about insulation anyway.
I also pointed out that you knew the loft had been converted this year so you should know the level of insulation included.
The response was staggering. He couldn't take the insulation in the loft into account because he couldn't see it. course you couldn't you !!!!ing muppet it's now part of the fabric of the building.
When I asked about the windows he said they were sashes and he just presumed they were single glazed.0 -
House selling is so stressful, especially when you have already seen a place you want
I looked at your listing. I think that I would get them to take the 2nd and 3rd pictures off the listing. They make the rooms look very dark.
I'd also take the chair out of the babies room, it looks squished in.

You’re not far from me. Your house is very well presented and doesn’t look that small in the photos (unless they’re deceiving) so hopefully s price reduction will ensure a sale for you. Fingers crossed.0
