We always seem to get good news and bad news at the same time :(. Well it's not bad news exactly but it's worrying me :(.

DS3 has been looking at renting private accommodation for his second year at uni. He has asked DH and I to be guarantors for his tenancy . I don't think he'll be allowed to take on the tenancy if we don't become guarantors.

The trouble is the rental agency wanted to know DH's passport number, his income, whether he has a bad credit history, etc, etc . We earned a tiny income last year and we have defaults on our credit file :(. So we're worried that we'll get rejected as guarantors and DS3 will lose his accommodation.

Also we want to see a copy of the guarantee agreement because we only want to guarantee DS3 and not the entire house  so we need to read the small print carefully.

I feel really stressed and anxious now :(.

    I really can't help but..

I do know when a rental agency does a credit check they can't see your full reports. They will only see public information - So fraud markers/CCJ's.

Again I've no idea on the agreement but maybe post but hopefully someone better than me can help

  • Thanks Wannabe :).

They asked if DH had ever had a CCJ, or an IVA, or been bankrupt. We've never had any of those things, but we do have defaults on our credit file from not being able to afford our credit card repayments. It depends upon whether they can see the defaults and whether they mind about the defaults.

Also seperately to that they may reject us based upon our extremely low income :(.

If we get rejected then DS3 could ask DS2, who earns more than us :o and has a reasonable credit reputation as far as I know. But DS2 may say no. The only other option I can think of would be for him to ask stepdad to be a guarantor, but DH won't want that to happen :(.

I was lucky in that as DS & GF were renting together they did not need a guarantor. Would have worried me sick in that if they did not pay they would have wanted me to pay which I could not afford.
    Sorry, that is not helpful.

Thanks Beanie :). If by some miracle we are accepted as guarantors, we will make it clear to DS3 that we CANNOT afford to pay his rent, so he'd better make sure that he can afford to pay it.

The rent is £500 a month in what looks like a really nice house, but I don't know if that includes bills. We need to ask DS3 to check if that includes bills or not. I hope he can afford it. He's paying £6000 a year now for his uni accomodation but that includes all his bills.
