Stains aren't necessarily dirty so I wouldn't mind the baby being on it. In fact, seeing as you are expecting a baby, I wouldn't want new carpets for at least a couple of years - they will rub all sorts into them anyway! Get some big rugs if you don't like the look of them. If the floors are damp, pass that on to the landlord but rugs will at least help things feel warmer and if you get nice thick ones it'll be more comfortable. Rugs can be taken with you when you go, plus they're easier to clean and you get to choose them. If your landlord bought you a brand new lime green carpet, you might not be so pleased!

If you do want to move, now is the time to do it. Pregnant is nothing compared to moving with a small child (any child actually!). I doubt your hospital would stop seeing you - don't you get to choose the hospital anyway? I went to one out of our 'catchment' because I liked it better.

The carpets are dirty and you believe need replacing, you sorted out the overgrown garden, painted and improved the property 'tenfold'. Yet you believe the rent is over priced for the area. Why did you agree to rent this particular property in the first place? Possibly it was the best you could get that would take pets? You also don't seem to want to move, so overall it must be a good rental for you.

I think you need to accept that the landlord isn't going to replace the carpets, and consider the suggestions that others have made, trying to negotiate a contribution towards replacement, or runners and rugs.
  • Given the propensity of babies to pee, poo, dribble and vomit over things, a nice new carpet is hardly the wisest of moves at this time. I'd way wait until it's a toddler, but then crawling, more dribbling, teething, plus crayon drawings, playdoh creations and the likes won't exactly help. So wait until it's older still, but then you've got all the mess it tramples in when walking and running around (mud, dog mess, puddles etc), as kids tend to do...

Frankly, it's probably not safe to get a new carpet that'll stay looking new for more than 5 minutes for the next 18 years at least... You need to be thinking more along the 'wipe clean' line....

Looks like a reasonably modern-build house, so I'd very much doubt if damp is coming through the concrete floor. If it is, then there are serious structural issues with what's clearly a very badly built house...

Blimey, somebody really is in for a shock if they think that carpet is somehow too disgusting to put a baby anywhere near...

Different catchment areas for hospital treatment, stress, heavy lifting, financial implications... there are SO many reasons!
You can choose any hospital you like to give birth in.
I think this is already causing stress
    Pay some movers
At 6 months the financial implications would be the same as at 0 months

    But that's just my opinion
  • I don't think you've mentioned what type of pets you have. Do you have dogs? If so, are you perhaps paying a 'pet' premium included in your rent?

Look the LL has probably picked the cheapest cleaner.

Go online to decent companies. Them carpets are nothing to what I have seen cleaned. My front room, stairs and landing cost about £150. Try Trust a Trader and the like.

Zoopla does state that our house is worth £650 in rental value... so we are paying way over the odds.
And Zoopla overestimated the value of my last house by around £150k, and underestimated my current one by £100k this year.

Search this forum to see the comments re Zoopla. It should never be trusted as far as valuations for anything go (rent or purchase).

A friend of mine moved house 3 weeks before her due date. Lots of women have moved house while pregnant.

Fair enough if you choose not to, its up to you, but its not an impossibility!
  • We are going to have a baby in a few months and there is no way I putting my baby anywhere near this carpet.

Who'd have thought that the human race, which has survived for tens of thousands of years, could be stopped in its reproductive tracks by a slightly grubby old carpet?!? The mind boggles.
