Thank you everyone for your replies,

Locks changed and alarm code also changed, cleaned up the mess with help of a close family friend and a make shift skip.

We also, thank you to my wonderful dad, managed to fill every hole this bank holiday weekend and have repainted most of the house now. The one bedroom had 16 holes in where he'd attached a wardrobe and then just pulled it off the Wall.

It's ours now and that is all that matters, thankfully it cost us nothing but a lot of time and a few thank you beers.

Just one to chalk up, not everyone has the same moral standing as you do.

Are you a FTB and have moved out of rented? So you are aware for future moves, while it is standard to fill holes if you are a tenant moving out of a rental, its not expected at all when you are selling a house. When you are buying its nobody's job or responsibility to make the house clean and ready for you, you just buy it as it comes!

Rubbish at the bottom of the garden is naughty, but not unusual and not usually worth pursuing.

    Enjoy your new home!

My EA's blurb included requiring me to leave the place reasonably clean and tidy.

Not sure what they'd have done about it if I hadn't, but I did, and I filled the picture hook holes.

The people who lived in my house had died, their children had their own homes and jobs and couldn't be expected to dedicate days and days to renovating it, that was a job for the next owner! It was a mess but that's life.

I think as a vendor you are obliged to leave the place empty and without any hazards, and that's it really, although I expect most people do a thorough clean on the way out.
