Time to drop the price ?

So house has been up for sale @ 77500 (pr6) since 20th July no actual viewings
EA expressed surprise due the rightmove fiqs (15540 views) and did suggest the modern auction approach as they know I have made an offer on a house a month ago which of course I now realise was a bit naive :o as I thought my house would sell quick but from my reading of the forum I dont really want to do

Fiancally I can still buy my new house with out selling mine straight away but it would be beans on toast for every meal
Any pointers good people ?

    Do you currently have a mortgage, and are you buying with a mortgage?

    If so, your new mortgage offer is probably conditional on you paying off your current mortgage. (i.e. You probably can't have both mortgages at the same time.)

    the pics say to me
    - wall in the back needs redone, plaster hanging off
    - stoneclad fireplace takes up half the room
    - goant sofa takes up the other half
    - weird camera angle makes it look like you have 2 single bedrooms - is one actually a double?


    I think an afternoon with some plaster, some paint and a camera might help a lot on this one

    Not a bad house for the money, for me it could be improved easily for sale for very little money. I'd be tempted to re-tile the kitchen, or at the very least paint the tiles white. I know some people hate painted tiles but if you take your time and do the prep work then you can get a superb and tough finish that looks genuine. Cost, £20-40 and your time. You could even go a step further and spray the kitchen doors but people will likely just rip it out.

    The lounge, I'd lose the green paint, makes the room look really long and narrow (which it is, but you are drawing focus to it). Google wall painting and look what colour combinations will help square the room up. Low cost, time and paint. I'd do something with the oversized furniture as well.

    If you are getting a lot of views online then it likely isn't priced too far wrong, but people are seeing things they don't like in the pictures.

    Hi. Your kitchen puts me off though I suppose the price reflects the state of it. Did you have a leak? I wee bit of effort in making the ceiling all white. What has happened beside the door? It looks scratched. The items on the top of units suggests no room, which at the small size is probably true but for photos they should have been taken down.
    I notice there are knobs missing from cabinet doors and they look like they need a wash down but that could be bad photos.

    Get rid of all the stuff from the storage places in the kitchen. Saying that if I could buy another house and then sell mine I would be tempted to do so, so much easier.
  • For me it's the layout of the living room.


    from the floorplan it looks relatively square yet it reality it looks like a nightmare to use on a day to day basis - it might be different in reality but it looks like one sofa is effectively staring at the fireplace.

    Thanks for the feedback yes that's it ,and it does need tidying up but it is liveable in
    Thought the price was fair compared to the condition and what this style of terrace sell for done up
    I would rather drop the price that spend more as I dont have the time or the ability to renovate any more
    Yes I do have mortgage on it but if I have to pull out I have to pull out cross that bridge if and when

    I suppose the question is what do I drop it too to generate a sale ,,,so tricky this house selling lark:(

    The house really does need a facelift. From the front in the first picture you have white windows downstairs with clean white paintwork to contrast the stone, then first floor has brown windows with paint peeling off the sills and the very top of the house looks to be painted in a cream/yellow it suggests that the house hasn't been regularly maintained with only essential work being done and everything else left to rot.

    The back garden, the render coming off the wall and the cracked concrete floor make it look uncared for and the gate needs painting.

    The living room looks really very narrow and the green on the wall clashes with the blue curtains, something more neutral would make it look bigger and brighter. Also a strange place to have the radiator, would usually be under the window but as it is you either have to lose more floor space and move things away from it or block the heat from circulating the room, also tends to cause more damp and condensation problems not having it under the window.

    Dining room not staged as a dining room and again strange place for the radiator. I can't tell if it's shadows or huge dirty patches on the walls although at least it is a neutral colour.

    The bathroom, both the entry and cupboard doors are dirty and need a good wipe down, the ceiling has signs of damp/mould that needs cleaning and the grout looks dirty in places.

    First bedroom shown just looks a bit tired and could do with a lick of paint to freshen it up. Also move the huge bin and weights while photos are taken.

    The kitchen needs doing fully but obviously you're not going to want to do that while selling. At least clear the clutter off the fridge and the tops of the cupboards and paint the patch of bare plaster white to match the rest of the ceiling.

    The second bedroom could do with being repainted, try to get the lines straight or go for all the same colour if the walls are too uneven, the blue looks pretty bright and won't be easy to paint over without several coats.

    I get that you don't really want to do much but anyone buying is unlikely to want to put the time, money and effort in either. They will either want it dirt cheap to rip everything out and start from scratch or would expect at least some of the basics to be done if they want to buy and move straight in.

    If you like at what is actually under offer in PR6, the 2 houses are all cheaper, in better condition - or cheaper and in better condition.

    There aren't huge markets for these sorts of houses. They're mostly bought by landlords. Most people who can get a mortgage can afford more and so do buy more expensive houses.

    These houses have to be priced to sell. Of what is available, I wouldn't view yours. It needs work and is priced higher than houses that need less spending on them.
