    The problem is that it is a 2 bed mid terraced on a busy road. Is it leasehold as well? These 2 bed houses are now only of interest to investors or 1st time buyers. You will probably have more interest if you can market it at a price where a couple on minimum wage jobs could afford to buy it and do it up. A 1st time buyer is only going to buy this if they can't afford anything better. An investor will buy it if they can let if for a good rent.

    The kitchen needs to be sorted out so you have to allow for that in the price.

    I'm surprised a certain someone hasn't replied suggesting a price drop to 40k.
  • Three weeks isn't very long, and with the school holidays just starting maybe the market is a bit slower. How quickly are other houses in the area selling? There's not much priced less than your house within a 1/4 mile radius, and those are either shared ownership or need modernising.

    Presentation will definitely make a difference, the main road will put some buyers off, but not all. Some houses in the area I'm looking have sold quickly despite being on main roads, (including a 2 bed mid-terrace with the door right onto the street) it just means waiting a bit longer for the right buyer.

    Yes I do have mortgage on it but if I have to pull out I have to pull out cross that bridge if and when

    I suppose the question is what do I drop it too to generate a sale ,,,so tricky this house selling lark:(

    like he says, the crash will come along eventually, that is a certainty, although CT is a lot more reliable in arriving sooner than his predictions are

    There are 2 at £65k SSTC
    What are the real prices that are filtering through to the land reg?

    What do they rent out for?
    (to estimate what gross yield investors come in at)

    Buy a big tub of white paint and paint it. The photos I think are not doing a good job, the place looks grubby and hostel like!

    I am surprised how cheap it is compared to SE!
